Although some listings are coming off the market for the winter, there's 26% more active residential inventory than at this time last year. For those Buyers with cash or larger down-payments who are able to make a purchase with the rates at 7.3%, it's a great time to be purchasing.

There is a much larger supply of homes for sale across La Plata County than in the past few years: a 7.7-month supply of single-family homes (+15% YOY) and an 8.8-month supply of condos and townhomes (+28% YOY) in the county overall. Even in in-town Durango, where inventory is usually slimmest for single-family homes, there is 4.1 months' supply, up 41% YOY. Rural Bayfield has 100% more inventory YOY.

Despite a strong first half of the year in Durango and La Plata County, sales have again remained down in September, as they have been since July. With rates increasing and the economy stagnating, it’s not looking like it will turn around before the end of the year. The boost of early-in-the-year sales kept totals in La Plata County ahead of 2025 through September, but we will soon fall behind.

More remote areas of our county show very little activity in September. Vallecito Lake had 0 sales, the town of Ignacio had 0 sales, rural Bayfield is -47% in the number of sales YOY; the entirety of San Juan County north of La Plata, including the town of Silverton, had one single-family and 0 condo sales.

Last week saw an increase in the number of homes sold. It isn't coincidental that the last week of the month always tends to be the busiest. Why? Buyers with mortgages will tend to time their closing to avoid the first payment as long as possible-buying at month's end does just that.
