Durango, CO - June 🏡 Market Update | La Plata County 📊
We are seeing a continued shift in our local market as we move into summer one that’s creating both opportunity and the need for strategy.
Inventory is building, with active listings now at 462, and months of inventory sitting above 10 months overall. At the same time, prices remain resilient, with the average sold price just over $1M and median sold price at $759K.
What does this mean?
➡️ Buyers have more options and negotiating power than we have seen in recent years.
➡️ Sellers are facing longer days on market (averaging 110 days) and need to be more strategic on pricing and presentation.
When we break it down by price point, the story becomes even more nuanced:
The $600K–$1.2M range remains one of the most active segments. Higher-end properties ($1.4M+) are seeing increased inventory and longer timelines. Entry-level segments are tight but still moving.
