Realtor Rant: Don't overprice your house.

Overpricing your house never works out in your favor.

1. Potential buyers are scared away.
2. Your house sits on the market longer than necessary, leading buyers to wonder what might be wrong with it.
3. Your house may not appraise, even if you go under contract (the buyer's bank may not lend them enough money).
4. See above.

Seriously, trust your agent when pricing your home! He or she will have done their homework and will know what the current market conditions are. I help my clients come to a price which will attract the most number of potential buyers.

The market will correct underpricing and will punish overpricing!!! You heard it here, folks!
