Things we’ve shared with our Raleigh +Durham clients who want to sell in 2026 🎯

The “take it or leave it” era is over - Nationally, 44% of sellers made concessions to buyers in 2025. We are seeing the same thing locally: sellers offer repair credits, support with closing costs and more timeline flexibility.

Not all homes are performing the same. Newer construction is sitting for longer and homes with more established trees, larger lots, and updates are moving quickly.

Buyers have more options right now with inventory increasing.

Home sales are *estimated* to rebound in 2026 up to 14% this year as inventory rises and mortgage rates ease slightly. (Source: NAR December 2025)

😮 Apex’s population has surged past 76,000 (a 16% increase since 2020 alone! ) and it feels like this could be only the beginning of the growth.

Why do we think it’s just the start in Apexs real estate and population growth ? The $3 billion Veridea development is the single biggest reason for the future 2026 and forward explosion.

💥 1,100-acre mixed-use “mini-city.”
Future home of the first NC Children’s Hospital and a new Wake Tech campus.

💥 The Children’s hospital will be one of the largest in the nation with 500 beds. Will also have an outpatient center and a 100 bed behavioral health wing.

💥 Will create 8000 jobs in Apex

💥 Planned for 8,000 homes and 12 million sq. ft. of commercial space.

💥 The total investment for the 1,100+ acre site is now projected at $7 billion. It is designed as a “city within a city” where residential space only makes up 25% of the project. The other 75% is dedicated to tech, healthcare, and life sciences.

💥 As part of the development deal, Veridea is building a 25,000 sq. ft. indoor recreation center for the Town of Apex at no cost to taxpayers.

Could we be looking at $600 monthly HOA and a 20k initiation fee in the new NC Disney neighborhood?! 🏰

More work is being laid out in 2026 for Disneys first NC community! We believe we will start to see more details coming this year, but currently we can look at Disney’s flagship community in California to make some guesses at pricing! 👀

We all know CA is a much more expensive region, but it’s fun to make some guesses. What do you think the HOA expenses might be here in NC?

The Research Triangle Park is HUGE! With over 55,000 employees and over 7,000 acres of space. That’s the same size as

🏈 5300 football fields
🏙️ 10 downtown Raleigh’s
😮 Half the size of Manhattan

And it’s all about to change forever! RTP 3.0 is here and it’s changing RTP forever. RTP is going to become practically its own city over the next several years and The Hub is a huge first step in that direction!

👩🏼‍🏫Is the Raleigh + Durham area family friendly? Whats up with the schools?

👦🏼The triangle is such a great area for families. Filled with amazing children’s museums, playgrounds, and green spaces theres no shortage of entertainment for the little ones. There are tons of highly rates public and private school options across the triangle, but it isnt as simple as it was in the 90s when everyone went to their assigned school and called it day.

🤰🏼Possibly the most challenging part of relocating to Raleigh is the school situation. The Raleigh and Durham area have so much school choice its truly overwhelming. From districted schools, charter schools, magnet schools, private schools, home school co-ops and university model school options its truly so hard to make a decision! Throw in capped schools in wake county that are over opacity and you have an even more challenging situation when it comes to picking a town to settle in.
