ELEVATE LONDON | PART 2 OF 4

Before Elevate began, I spent a few days exploring London, a city I had dreamed of visiting since I was a little girl.

What struck me most was the history. Everywhere I looked were churches, bridges, parks, and buildings created by generations of people who believed in their work and their vision. They each played a small role, knowing they would never see the finished result, yet they still committed themselves to creating something beautiful.

It reminded me that the best things in life are often built the same way.

Strong communities. Meaningful relationships. Great businesses. Even our homes! They don’t happen overnight. They are built one decision and one improvement at a time.

I was also completely captivated by London’s gardens. They seemed to be everywhere, from palace grounds and historic estates to busy city streets. Hyde Park and Kensington Gardens were unforgettable.

And yes, the food lived up to the hype too.

But what stayed with me most was the reminder that beautiful things endure when generations of people care enough to build them well.

Here’s what caught my attention this week:

📍 Orange County continues to lead the region in pricing, with the median sales price reaching $689,500, up 18.9% year over year.

📍 Durham saw 95 homes go under contract this week, showing that buyers are still making decisions even as inventory continues to grow.

📍 Chatham County’s median sales price was down compared to this time last year, but 24 homes still went under contract, proving that well-positioned homes continue to attract buyers.

The biggest takeaway? We’re no longer in a market where every county is moving in the same direction. What’s happening in Orange County looks very different from what’s happening in Durham or Chatham.

For sellers, that means national headlines matter a lot less than local knowledge. Pricing, preparation, and understanding your specific market have never been more important.

ELEVATE LONDON | PART 1 OF 4

Many of my clients don’t know that I’ve started nearly every weekday morning the same way since March of 2020: on a Zoom call with a community of Realtors, business owners, and growth-minded professionals from across North America and beyond.

What I love so much about this group is that over the last six years we’ve grown friendships, helped each other grow our businesses, learned how to better serve the families we work with, and so much more. And yes, hold on, wait a minute. I did say SIX YEARS. Count that in days and it’s a crazy number of mornings we’ve committed to showing up together.

Some of my favorite people these days are in this group. I now have professional partners across the United States and Canada, and even in Spain, Portugal, and Israel. Many started as professional connections and have become dear friends. These relationships have helped me grow professionally and personally in ways beyond my imagination.

So when I traveled to London for Elevate 2026, it wasn’t just a conference. It was an opportunity to spend time with people who have become an important part of my life. London was incredible, but the people were the reason I was there.

Did you know the Durham Bulls are the most famous minor league baseball team in America?

The team gained national recognition after the 1988 film Bull Durham, starring Kevin Costner, Susan Sarandon, and Tim Robbins. Today, the Durham Bulls remain one of the Triangle’s most beloved traditions, drawing fans from across North Carolina to historic downtown Durham.

That’s one of the reasons we’re excited to host our annual Boutique Homes client appreciation night at the ballpark next week. It’s a chance to celebrate the wonderful clients, friends, and community members who make the Triangle such a special place to call home.

Here’s where things stand this week:

📍 Orange County continues to lead the region in pricing, with the median sales price rising to $765,000, up 24.7% year over year. While new listings and closed sales were lower this week, buyers remain active and well-positioned homes continue to attract attention.

📍 Durham County saw 145 new listings hit the market this week, along with 106 homes going under contract. The median sales price settled at $423,500, down 6.7% year over year, giving buyers more options while keeping activity strong.

📍 Chatham County posted another active week with 37 pending sales and 26 closed sales. The median sales price came in at $562,000, down 29.5% year over year, while buyer activity remained steady across the county.

Across all three counties, we’re seeing the same theme: buyers are active, inventory is moving, and pricing strategy matters more than ever. The homes generating the most interest aren’t necessarily the newest or most expensive. They’re the ones positioned correctly from day one.

The Triangle Market Is Moving!

Here's Where Things Stand This Week:

📍 Orange County Median sale price is up $140K over last week and 17.9% higher than this time last year. Sold homes increased: 38 this week vs. 30 last. The big story? 44 sellers made strategic price adjustments, and it's showing up directly in those sale prices.

📍 Durham Inventory remains high with 140+ homes hitting the market this week, bringing the median sale price to $434,990, still up 5.8% year over year. 133 sellers repositioned their pricing this week. The ones aligned with buyer expectations are the ones getting to the closing table.

📍 Chatham County: A steadier week: 37 new listings, 29 sold, 21 under contract. Median sale prices are down 5.2% year over year, making strategic pricing more critical than ever. 35 sellers adjusted their price to meet the market- a smart move.

Across all three counties, the pattern is the same: your listing price is a strategy, not a starting point. The sellers winning right now are priced to attract buyers... and they're negotiating up, not down.
