Thinking about buying a home but waiting for interest rates to come down?
At the beginning of the year,, I had three buyers who wanted to wait because they were hoping mortgage rates would drop. At the time, they could have locked in a 30-year loan at 5.75% with no points through one of my preferred lenders.
Fast forward six months, and rates are about 1% higher. Those same buyers have either had to lower their budget or put their home search on hold altogether.
Here's the thing...none of us has a crystal ball. Trying to time the market rarely works. While you're waiting for the "perfect" interest rate, someone else is building equity instead of paying rent.
If rates come down later, you can always refinance. But you can't go back and buy yesterday's house at yesterday's price.
And here's something many buyers don't realize...
Because we have more homes on the market than we've had in quite a while, many sellers are willing to help buyers by paying for an interest rate buy-down or contributing toward closing costs. That means you may be able to get a lower monthly payment without waiting for rates to drop. It's a win-win—buyers get some relief on their payment, and sellers get their home sold.
If you're ready to buy, don't let today's interest rate be the only thing standing in your way. Buy the home that fits your budget, start building equity, and let your first home become the stepping stone to your next one.
The Triangle market is still moving, and I expect sales to outpace last year, with prices holding steady or seeing modest appreciation in many areas.
