The market continues to shift toward a more balanced environment, creating opportunities for both buyers and sellers.

Here’s what happened year-over-year in Wake County:

🤝 Closed Sales: 1,660
⬆️ Up 5.5%

⏳ Median Days on Market: 17

📦 Active Inventory: 4,204 homes

What does this mean?

Buyers are seeing more choices and improved affordability compared to last year, while sellers are still benefiting from strong buyer demand with over 1,600 homes closing in May alone. Homes are taking slightly longer to sell, but well-priced and well-presented properties are still moving quickly. The increase in affordability and inventory is helping create a healthier, more balanced market overall.
