While in college, Michele attended Duke University, falling in love with the lifestyle of Durham and Chapel Hill, North Carolina. The friendliness of people, ease of travel to the beach or to the mountains, and the dynamic environment that accompanies multiple universities and vibrant business and arts communities, guaranteed my eventual relocation from Florida, where she had been raised. A resident of Durham for 35 years, Michele has been a Real Estate Sales Associate at Fonville Morisey since 1989, with approximately 70% of her business helping sellers sell their home. More Homes Hit the Market as Demand Cools
We’re seeing a shift in the national housing market: in the four weeks ending August 23, new home listings across the US edged up 0.4% week-over-week, and total homes for sale rose 0.5%, reaching their highest point since early Q2. At the same time, pending home sales dipped 1.1% to a six-month low, with higher housing costs keeping many buyers on the sidelines—even as inventory improves. The median sale price climbed 1.9% year-over-year to just over $400,000, while average mortgage rates hovered around 7%, a level we haven’t seen in 13 months. This combination of more inventory and softer demand is creating a more buyer-friendly environment in many markets, giving active shoppers a little more leverage to negotiate on price or concessions. Experts are noting that homes on the market for several weeks often provide the best negotiation opportunities, and sellers who price realistically—rather than chasing past peaks—tend to see the best results. With over 35 years serving the Raleigh–Durham–Chapel Hill community, I’ve found that understanding these shifts is key for both buyers and sellers navigating today’s landscape.

Research Triangle, NC Attracts Distant Buyers
One of the most fascinating trends from past Q2 2026 data: nearly 80% of new-construction listing views in the Durham–Chapel Hill area came from buyers outside our metro. That’s a much higher share than the national average for new homes (~67%) and even outpaces the national existing-home figure (~65%). Simply put, new homes here in the Research Triangle have been attracting more attention from distant shoppers than almost anywhere else. Our region landed among the top metros in the country for outside buyer interest, joining a handful of Southern markets where affordability and opportunity are major draws. As someone who’s helped clients navigate all corners of Raleigh–Durham–Chapel Hill for decades, I’ve seen firsthand how the area’s appeal continues to grow—especially for those seeking out new construction with fresh possibilities.

More Than Two-Thirds of New-Home Listing Views Come From Outside Their Metro Area
It's fascinating to see how buyer behavior is shifting: in Q2 2026, 67.2% of new-construction home views came from people outside the metro area—an even higher share than existing homes. Southern markets in particular attracted the most attention, especially with 20% price cuts making these properties even more appealing. The median price for a new home hit $450,256, which is 10.3% higher than for existing homes. After more than 35 years helping clients navigate the evolving Raleigh–Durham–Chapel Hill market, I’ve seen firsthand how out-of-area interest is shaping opportunities and decisions for both buyers and sellers in our region.

National Association of REALTORS Existing-Home Sales Report Shows 1.7% Decrease in July 2026 Month-Over-Month and a 0.7% Increase Year-Over-Year
As someone who's been guiding buyers and sellers in the Raleigh–Durham–Chapel Hill area for over 35 years, I always keep a close eye on national market trends to help my clients make informed decisions. According to the latest National Association of REALTORS Existing-Home Sales Report, July 2026 saw a 1.7% dip in monthly existing-home sales, but there was a 0.7% increase year-over-year, totaling 4.06 million sales. Inventory is slightly tighter at 1.54 million units, and the median home price has gone up by 2.0% to $434,100. Mortgage rates averaged 6.54%. Encouragingly, affordability has improved nationwide. Staying tuned in to these shifts allows me to better support clients across all property types here in the Triangle.
