The “Refinancing Wall” we’ve been talking about for years is finally here. With roughly $48 billion in hotel debt maturing this year, the hospitality sector is entering its most significant reset since the pandemic.

Owners who locked in 3% rates years ago are now staring down a 7% reality. This isn’t just a market shift. It’s a massive transfer of equity. In 2026, you either recapitalize, renovate to stay competitive, or you exit.

The Reality Check:
I remember a deal early in my career where a seller passed on a solid offer because they wanted to “wait for the peak.” They ended up holding through a cycle shift, and by the time they finally sold, the capital improvement requirements had doubled and their equity had cratered. South east hotels are more in demand.

In this market, “waiting” is often the most expensive strategy you can have.

The bid-ask spread is finally closing, and institutional sidelined capital is starting to move. If you’re navigating a maturity date this year or looking to trade into a higher-performing asset, you need a strategy, not just a listing.
