Not every listing moves in a straight line, and this one is proof.
I first met Ken and Cornelia Poletti when they were relocating to Norwell from California during COVID. We toured many homes together before I helped them find a ranch that felt like home right away. This year, they called me again, this time to sell it. Their daughter is getting married, and after years in New England, they're ready to be closer to their kids, maybe even to Italy.

We built our plan together, but my sellers had one condition going in: no open houses. In a market like Norwell, that made the early launch harder than expected, especially with a more typical New England colonial hitting the market the same weekend. We still got three offers at asking price right away, but my seller wanted more and turned them all down. So we sat.

Once he agreed to open houses, the feedback was fantastic. We relaunched the listing once the season changed, with new photos and fresh copy, and kept pushing. While I was in Ireland for a family wedding, a call came in about a buyer whose parents live right down the street. My colleague Marybeth McGillicuddy stepped in to help, and it turned out the buyer was her husband's childhood next door neighbor.

That connection led to an offer, a few inspection items worked through, and a close at $1,535,000. The day before closing, Ken and Cornelia personally walked the new owners through the home, from the light switches to the irrigation system. They left the house spotless for the family moving in.

Some closings test you more than others. This one tested all of us.

Pat Bean had lived in her Marshfield home for 47 years. She and her husband raised three daughters there and filled every room with 47 years of memories, books, and stories. At 85, after a rough winter without power, Pat wanted to age in place near her family instead of alone in a house that had grown too big for her.

We found her a single-level home right next door to her daughter and grandchildren, and used a bridge loan so she could buy it before selling her current home. Getting the Marshfield house market-ready meant sorting decades of belongings, handling a failed septic system, staging, painting, and landscaping. It paid off: we launched to 29 private showings and closed with 10 offers, all over asking.

Then the real challenges showed up. Right after signing the purchase and sale, I did a pre-smoke inspection ahead of the official one, a habit that saved us later. Days before closing, the Marshfield Fire Department experienced an unexpected loss, and our smoke certificate got cancelled with no reschedule date. Then, during the final walkthrough, the buyer's agent found the furnace wouldn't turn on. We worked through both, one at a time, and closed just two days later than planned.

70 showings. 4 offers. And today, keys in hand.

JP and Halle O'Neil are first-time homeowners in Marshfield, MA - and this closing hit a little different for me.

JP is one of my son's dearest friends from high school. These two grew up right here in Duxbury. They have family all over the South Shore. They worked in Boston, so the commute mattered. They wanted to stay under a million and, as many buyers do, learned that the market had other plans.
