Another ๐ฒ๐จ๐ฎ๐ง๐  ๐ก๐จ๐ฆ๐ž๐จ๐ฐ๐ง๐ž๐ซ making the move! ๐Ÿ‘๐Ÿก Eric knew homeownership was in his future, but what he was looking for wasnโ€™t necessarily the easiest thing to find. He wanted a ๐ซ๐ฎ๐ซ๐š๐ฅ ๐ฌ๐ž๐ญ๐ญ๐ข๐ง๐ , some privacy, and a property that just felt like him. ๐ŸŒฒ

We approached the first one thinking it might be โ€œthe one.โ€ We took our shot, it didnโ€™t work out, and as they sayโ€ฆ ๐ก๐ข๐ง๐๐ฌ๐ข๐ ๐ก๐ญ ๐ข๐ฌ ๐Ÿ๐ŸŽ/๐Ÿ๐ŸŽ because Iโ€™m pretty darn glad it didnโ€™t. ๐Ÿ˜‚๐Ÿ™Œ

Because then we found ๐“๐‡๐ˆ๐’ ๐†๐„๐Œ. ๐Ÿ’Ž๐Ÿก

And I donโ€™t use the word perfect very often in real estate, but this one is about as ๐ฉ๐ž๐ซ๐Ÿ๐ž๐œ๐ญ ๐Ÿ๐จ๐ซ ๐„๐ซ๐ข๐œ as we could have asked for.

A ๐ฅ๐จ๐ -๐œ๐š๐›๐ข๐ง ๐ฌ๐ญ๐ฒ๐ฅ๐ž ๐ก๐จ๐ฆ๐ž tucked against the woods ๐ŸŒฒ, a creek running along the base, a ๐ฐ๐š๐ฅ๐ค๐จ๐ฎ๐ญ ๐›๐š๐ฌ๐ž๐ฆ๐ž๐ง๐ญ, and an ๐จ๐ฏ๐ž๐ซ๐ฌ๐ข๐ณ๐ž๐ ๐Ÿ-๐œ๐š๐ซ ๐ ๐š๐ซ๐š๐ ๐ž. I meanโ€ฆ what more could you ask for?! ๐Ÿ˜

Wellllllโ€ฆ maybe a ๐˜๐ž๐ฅ๐ฅ๐จ๐ฐ๐ฌ๐ญ๐จ๐ง๐ž-๐ฌ๐ญ๐ฒ๐ฅ๐ž ๐Ÿ๐ซ๐จ๐ง๐ญ ๐ฉ๐จ๐ซ๐œ๐ก?! ๐Ÿค ๐ŸŒฒ And yep, it has that too. This has GOT to be one of my ๐Ÿ๐š๐ฏ๐จ๐ซ๐ข๐ญ๐ž ๐ฉ๐จ๐ซ๐œ๐ก๐ž๐ฌ ๐ญ๐จ ๐๐š๐ญ๐ž. ๐Ÿ™Œ

But thereโ€™s another part of this closing that makes it pretty cool for me. National headlines are one thing. Whatโ€™s happening HERE at home? Letโ€™s break down the August 2026 numbers for Dubuque and our surrounding market.

๐Ÿ  Median selling price: $260,000
Thatโ€™s up 4% from $250,000 last August, showing continued growth in local home values.

๐Ÿ”‘ 455 active listings
Inventory is also up 4% year over year, giving buyers a few more homes to consider and creating a little more opportunity in the market.

โฑ๏ธ 9 median days on market
Homes are still moving quickly. For sellers, thatโ€™s a good reminder that buyers are out there. For buyers, being prepared when the right property hits the market still matters.

๐Ÿ“ˆ 1,029 properties sold year-to-date
Thatโ€™s nearly identical to last yearโ€™s 1,031, showing steady sales activity through August.

So what does it all mean? Our local market is showing a nice combination of stable sales, slightly more inventory and higher selling prices.

The girls and I had fun helping with the East Central Iowa Association of REALTORSยฎ Food Drive! REALTORSยฎ were collecting donations throughout Dubuque and the surrounding communities, and we were stationed at Fareway in Dyersville!

A fun morning of giving back and getting the girls involvedโ€ฆ until Delilah got stung by a bee. ๐Ÿ๐Ÿ˜… Then our shift ended on a slightly different note!

And grow it has! ๐Ÿฅฐ This weekend we finally got to meet the newest addition to the Ertl clan, ๐ฌ๐ฐ๐ž๐ž๐ญ ๐›๐š๐›๐ฒ ๐€๐ฆ๐ž๐ฅ๐ข๐š ๐ŸŽ€๐Ÿ‘ถ๐Ÿผ who already fits pretty perfectly into their new home and this crew. ๐Ÿ’•
