🚨 Page 4 & 5 of the MN Purchase Agreement: Don’t skip these! 🚨
If you’re buying or selling a home in Minnesota, these two pages hold some of the biggest deal-breakers in the entire contract: Seller Contributions and Inspections.
Here is what you need to know:
👉 Seller Contributions (Page 4): This is where we negotiate if the seller is going to chip in for the buyer’s closing costs. Buyers, this can save you thousands out of pocket. Sellers, this directly impacts your net sheet—so look at the bottom-line number, not just the purchase price!
👉 The Inspection Contingency (Page 5): This is your safety net. It gives the buyer the right to bring in a professional to check the bones of the house. You have a strict timeline here to inspect, negotiate repairs, or walk away with your earnest money if things look bad.
