🏡❤️ CLOSED IN SHOW LOW! And this one means a little extra to my heart. ❤️🏡

Today, I had the absolute honor of helping a first-time homebuyer become a HOMEOWNER! 🔑

A hardworking single momma who puts in long hours, works hard for her family, and had a dream of owning a place to call her own.

And today, that dream became a reality. 🥹❤️

There is something so incredibly special about watching someone accomplish something they’ve worked so hard for. The excitement, the relief, the pride of knowing THIS IS MINE! Those are the moments that remind me exactly why I chose this career.

This one is going to be harder to read , due to the length . Zones come with a lot of explanations and information to understand.
So here it is!! I

🏡📚 TEACHING TUESDAY: LET’S TALK ZONING!

R-1? R-Low? A-General? RU-5? C-1?

What in the world do all these letters and numbers mean?! 🤔

If you’re shopping for a home or vacant land in the White Mountains, this is something you NEED to understand before purchasing!

Here’s a quick breakdown:

🏠 R = Residential
Primarily intended for homes. R-1 generally refers to single-family housing, while R-2 and R-3 often involve multifamily housing.

🌲 RU = Rural
Larger parcels with rural land uses. RU-1, RU-5, RU-10 and RU-20 are Navajo County examples.

🐴 AG / A-G = Agricultural
Often associated with farming, livestock, and rural living.

🏡 AR = Agricultural Residential
Combines residential living with certain agricultural uses.

🌳 RE / RF = Rural Estate / Rural Farmstead
Used in Apache County for different types of rural residential property.

🏘️ MH / MHP = Manufactured Housing / Manufactured Home Park
Different districts have different rules about manufactured homes.

🚐 RVP = Recreational Vehicle Park
Don’t confuse RV park zoning with permission to live in an RV on any vacant lot!

🏪 C = Commercial
Business-related zoning, but C-1 and C-2 can mean different things depending on the town.

🏭 I / IND = Industrial
Typically used for light or heavy industrial activities.

🏗️ PUD / PAD = Planned Development
Special development districts governed by approved plans and zoning conditions.

⚠️ HERE’S WHAT MANY BUYERS DON’T REALIZE!

Just because land is vacant doesn’t mean you can do whatever you want with it.

Before purchasing, ask:

✅ Can I build the home I want?

✅ Can I put a manufactured home on it?

✅ Can I keep horses or other livestock?

✅ Can I park or live in an RV?

✅ Can I divide the property later?

✅ Can I operate my business from home?

✅ Are there minimum lot sizes, setbacks, easements, or deed restrictions?

And here’s the BIG one:

Zoning in Show Low is not necessarily the same as zoning in Pinetop-Lakeside, Eagar, Springerville, or unincorporated Navajo and Apache counties!

Never assume that the same zoning abbreviation gives you the same rights in every community.

Buying property isn’t just about what you see today. It’s about understanding what you can do with it tomorrow.

That’s why doing your homework BEFORE purchasing is so important.
