But the homes that sell smoothly usually have one thing in common: the sellers prepared before they ever listed.

Over the years, I’ve noticed a few things that make a big difference:

✅ Price your home based on today’s market, not what homes were selling for a year ago. Buyers are watching their budgets closely, and pricing correctly from the start is one of the biggest factors in getting your home sold.

✅ Think ahead about what you’re willing to offer a buyer. Whether it’s help with closing costs, a home warranty, or another incentive, having a plan before negotiations begin can save a lot of stress.

✅ Walk through your home like you’re seeing it for the first time. Little things matter. Burned-out light bulbs, scuffed walls, sticky doors, and minor repairs can leave a lasting impression on buyers.

✅ Make sure you’re truly ready before going live. The first few weeks on the market are often when your home gets the most attention. You want to make that time count.

✅ Have a plan for where you’re going next. Knowing your next move ahead of time can make the entire process much smoother when the right offer comes along.
