A lot of real estate advice sounds smart because it’s been repeated for years. 🤭

That doesn’t always mean it still fits the market you’re in now.

“Wait until spring.” “Price it high and come down later.” “You need 20% down.” None of those ideas are automatically right or wrong on their own.

The problem is treating them like rules instead of looking at the actual situation in front of you. 👏

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget.

That’s why I’d rather give someone context than a canned answer.

Waiting to buy your first home might be costing you more, but not for the reasons you think. 👀

It’s not necessarily interest rates or rising home prices. It might actually be your expectations of what that first home should look like.

I see this ALL the time, especially with military families.

They’re going to ride it out in a rental or base housing until they get stationed somewhere they actually want to buy. Or they’re saving their VA home loan benefit for their forever home.

But there’s one thing I think people overlook when waiting to buy their first home, and it’s arguably one of the biggest expenses.

Your expectations.

Think about it...

A few years ago, you might have been perfectly happy with a smaller home, an outdated kitchen, or something that needed a little TLC.

But as time goes on, your lifestyle changes, your income grows, and suddenly that starter home doesn’t check enough boxes.

Now you need more bedrooms, one bathroom isn’t going to cut it, and who’s buying a house in Minot without a heated garage?! 😂

Suddenly, you’re shopping for a bigger house, nicer finishes, and a longer list of must-haves.

And with that comes a higher purchase price, a bigger down payment, and potentially a higher monthly payment. And now it feels like homes are too expensive and the market is terrible.

Meanwhile, buying a starter home earlier could have given you the opportunity to build equity that helps you move into that bigger home as your expectations grow.

I’m not saying everyone should rush out and buy. Sometimes renting or living on base IS the smartest financial decision.

But don’t overlook how much your expectations might be costing you while you wait.
