Table Rock Lake is coming up with all the rain we have had. This morning it was 918.76, (normal pool is 915). The brown water some say is when to go Catfish fishing.

Information on this week's Markets in a Minute has been supplied by Gershman Mortgage.
1. Mortgage rates started to move lower due to the anticipation of new tariffs.
2. Purchase Mortgage Applications dropped 5% last week but 13% higher than same week a year ago.
3. Retail Sales dropped due to in coming new tariffs.
4. Builder sediment dropped due to worries about new tariffs and increased building costs.
5. More Borrowers moved to Adjustable-Rate Mortgages due to sudden jump in rates due to mid-market chaos.

Mortgage Buy-Down:
Interest-Rate Buydowns can be a win win situation for both buyers and sellers. Sellers must agree to seller-paid concessions. This option assists prospective homebuyers who are wary of high interest rates. Buydowns offer those buyers a way to lower their monthly mortgage payments during the first few years of their loan.....this typically is down through concessions made by sellers, which may include covering a portion of the buyer's closing costs. Seller paid concessions can reduce buyers' mortgage interest rates for either a few years or the entirety of a 30-year loan. If a seller contributes to a buyer's closing costs, that buyer can secure a lower interest rate and/or mortgage discount points, which can reduce their interest rate by as much as 0.25% per point (most lenders cap points a 4) and which cost about 1% of the total loan amount. First step is to consult with a mortgage loan officer to learn options for the seller to offer different concessions and the benefits for the seller and buyer. The Table Rock Lake level in the Spring and Fall can come up fairly quickly. The normal pool lake level is 915.00. Starting last Thursday, the lake level went from 914.34 to this morning 4/7 8am to 919.70.
The Corp of Engineers tells us that of all the lakes fed by the White River, Table Rock Lake is the easiest to manage and better to control than all the others like Beaver Lake and Lake Taneycomo.

1. Rates crept up this week because of concerns on Tariffs.
2. Pending Home Sales rebounded from a record low in January.
This was caused by a better selection of homes and warmer weather optimism.
3. Purchase Apps rose 1% for the week and 7% over a year ago.
4. GDP annual rate rose 2.4% and continued growth is expected.
5. Concerns on tariffs, inflation and market volitivity reached a 12 year low.

Crappies and Sauger catch down on the dock. On the dock I use a ultra light rod; when I am on my boat crappie fishing I use a 9 foot crappy rod and reel. If you are traveling south on Highway 86, just before your get to the Eagle Rock Marina and Bridge you will come on to the South Barry County Ambulance Facility and the New Eagle Rock Fire Department Facility. The second and fourth Saturdays of the month Eagle Rock Fire Department serves a buffet of all you can eat Breakfast for $8.00. The buffet includes biscuits and gravy, scrambled eggs, sausage and a tasty pancake. The proceeds on the second Saturday goes to Fire Equipment and the fourth Saturday the proceeds go the the 4th of July Fire works display the Fire Department puts on close to the 86 bridge. Try the Breakfast buffet is you have not and you'll be back.

Today's update on mortgage rates from US Bank.
30 year Fixed mortgage average 6.76% as of February 27. A decrease from previous week's average of 6.85%.
One Year ago during the same period rate stood at 6.94%.
Existing home sales decreased by 4.9% month-over-month in January.
