The February report from Boise Regional REALTORS® just dropped, and while the numbers show a steady, stabilizing market, if you’re out touring homes with me this week, you know the vibe has already shifted!
📊 The February Foundation (The Stats):
• Ada County Median Price: Hovering around $538k, showing a very slight dip from last year but a steady "plateau" as we head into Spring.
• Inventory Check: We finished February with about 2.1 months of supply. It’s still technically a "seller's market," but with enough breathing room for buyers to actually think before they ink.
• Pace: Average days on market sat in the mid-60s—a typical winter pace that gave buyers plenty of time to explore their options.
🔥 The March Shift (What I’m seeing NOW):
• The 6% Effect: Mortgage rates dipping toward that psychological 6% mark has acted like a green light. The "wait and see" crowd is officially back.
• Weekend Warriors: That "mid-60s days on market" stat? It’s already shrinking in real-time. Well-priced homes in the North End, Meridian, and SE Boise are seeing multiple offers within the first 48 hours again.
• New Construction vs. Resale: Builders are starting to pull back on those heavy 2025 incentives because demand is surging. If you’re eyeing a new build, the "best deal" window is narrowing!

Here is how to use the “Big Three” metrics to your advantage in 2026.
1. Months of Inventory (The Supply Gauge) 📉
Think of this as the “Buyer vs. Seller” thermometer. It tells you how long it would take to sell every home currently on the market if no new ones were listed.
• Under 4 Months: It’s a Seller’s Market. Inventory is tight; expect bidding wars and fast decisions.
• 4 to 6 Months: A Balanced Market. Both sides have room to breathe.
• Over 6 Months: It’s a Buyer’s Market. You have the leverage. Take your time and negotiate hard.
2. Median Sales Price (The Value Benchmark) 💰
Don’t get distracted by the “Average” price (which can be skewed by a few $10M mansions). The Median price is the true middle ground of your local market.
• Buying? If the median price is trending up while inventory is also rising, it might signal a cooling period where you can find a deal.
• Selling? Pricing your home just under the current median is a classic strategy to trigger a feeding frenzy.
3. Days on Market (The Heat Map) ⏱️
This is the “Days on Market” (DOM). It’s the ultimate indicator of a property’s “freshness.”
• Low DOM: The market is “hot.” You’ll need your pre-approval letter ready before you even step inside.
• High DOM: This is where the investor’s gold is hidden. If a house has been sitting for 60+ days while others sell in 10, the seller is likely getting “contract fatigue.” This is your cue to ask for repairs, closing costs, or a price cut.

💡 The Pro-Tip for 2026
Data is only useful if it’s local. National trends are great for dinner parties, but “neighborhood trends” are what pay the mortgage. A city might be in a Seller’s Market, but a specific ZIP code could be overflowing with inventory.
