📊 The February Foundation (The Stats):
• Ada County Median Price: Hovering around $538k, showing a very slight dip from last year but a steady "plateau" as we head into Spring.
• Inventory Check: We finished February with about 2.1 months of supply. It’s still technically a "seller's market," but with enough breathing room for buyers to actually think before they ink.
• Pace: Average days on market sat in the mid-60s—a typical winter pace that gave buyers plenty of time to explore their options.
🔥 The March Shift (What I’m seeing NOW):
• The 6% Effect: Mortgage rates dipping toward that psychological 6% mark has acted like a green light. The "wait and see" crowd is officially back.
• Weekend Warriors: That "mid-60s days on market" stat? It’s already shrinking in real-time. Well-priced homes in the North End, Meridian, and SE Boise are seeing multiple offers within the first 48 hours again.
• New Construction vs. Resale: Builders are starting to pull back on those heavy 2025 incentives because demand is surging. If you’re eyeing a new build, the "best deal" window is narrowing!
The Bottom Line: February was the quiet before the storm. March is proving that the Boise Spring Market is alive, well, and moving fast
