Comment STILLMAN and I'll send you the full details on this one.

Subdivision convenience with a rural feel, on 0.40 acres in Table Meadows, Nampa, Idaho. Here is what $989,990 gets you in the Treasure Valley right now.

🏠 4 bedrooms, 3.5 baths, 3,066 square feet in Nampa

🛏️ Main-level primary suite, plus a separate upstairs bedroom with its own full bath.

🍳 A kitchen built for a full house, with a Bosch Thermador gas cooktop, double ovens, and a large pantry

💼 A dedicated office and an upstairs bonus room, so working from home does not take over the living room

🌳 Fully fenced 0.40-acre yard with a gazebo, built-in fire pit, 10 x 16 storage shed, and pressurized irrigation

🚗 Oversized 3-car garage

📍 About 30 minutes to The Village at Meridian and Boise Towne Square, and Liberty and Victory Charter Schools are 0.3 miles away

Here's the part I'd pay attention to. The layout creates some interesting possibilities for multigenerational living without putting everyone under the same roof in the same way.

You have the primary suite on the main level, a separate bedroom and bath upstairs, multiple flexible spaces, and enough outdoor room to spread out.

Would you use the extra space for extended family, guests, a home office, or just more room for your own family? Tell me below 👇

Comment STILLMAN and I'll send you the full details on 8163 Stillmans St and walk you through what makes this layout different

DM or comment “MOVE,” and I’ll help you map out a plan for selling your Eagle, Idaho home and buying your next one.

Could selling your Eagle, Idaho home first mean you have to move twice?

It could, if your sale closes before your next home is ready. The right order depends on your equity, financing, and how much flexibility you have between closings.
💵 Selling first gives you a clearer budget for your next purchase.
📦 If the dates don’t line up, you may need storage and a temporary place to stay.
🏠 Buying first may let you move once, if you can comfortably carry both homes.
📝 A contingent offer is another possibility, depending on the home and the terms its seller will accept.
📊 Compare the cost of a temporary move with the cost of carrying two homes.

My recommendation: work through the numbers and both timelines before you start making offers. Moving once is appealing, but the plan also needs to work financially.

Financing information here is general education. Your lender can advise you on qualification and loan options.

DM or comment “PRICING,” and I’ll put together a pricing review for your Eagle, Idaho home.

How much is your home in Eagle, Idaho actually worth, and what should you use to decide on an asking price?

A useful pricing review looks at the choices a buyer has right now, as well as homes that have already sold.

🏡 Recent comparable sales show what buyers agreed to pay.
🔍 Active listings show what your home will compete against.
🛠️ Condition and updates affect the comparison.
📍 Your lot, location, and floor plan matter.
📸 Presentation can change how your home is perceived.

My recommendation: start with a supported value range and a clear pricing strategy, then look at your likely net proceeds before you list.

DM or comment “VALUE,” and I’ll walk you through a pricing comparison for a home you’re considering in Eagle, Idaho.

Are homes in Eagle, Idaho overpriced right now, and how can you tell before you make an offer?

You don’t need an answer about every home in the city. You need an answer about the specific property you might buy.

🏠 Compare recent, genuinely similar sales.
🔎 Check what else you could buy at that price.
📅 Review the listing and price history.
🛠️ Add the cost of work you’d want to complete.
💰 Decide on a price you can support before negotiating.

My recommendation is to let the evidence guide your offer, then make sure the purchase still works for you financially.

DM or comment “COMPARE,” and I’ll help you compare Eagle, Boise, and Meridian homes based on what you actually get for your money.

Why does a home in Eagle, Idaho cost more than a similar home in Boise or Meridian, and is it worth paying the difference?

The answer depends on the specific homes you’re comparing, not just the city on the listing.

🏡 Compare the lot, location, and privacy.
🔨 Look at construction, condition, and finishes.
📐 Ask whether the floor plan actually works for you.
💵 Include HOA costs and expected upkeep.
📊 Check recent sales and current competition.

My recommendation: decide which differences you’d use and value before paying more for them.

DM or Comment "COST" and I'll send you my Eagle, Idaho Annual Ownership Cost Guide.

Most buyers budget for the purchase price. Almost nobody budgets for year two.

This comes up with serious buyers before they get attached to a specific property, and that's exactly the right time to ask it. Here's what I walk every client through in Eagle before we ever write an offer:

🏠 Property taxes: on an owner-occupied Eagle home around $800K, roughly $3,000 to $5,000 a year. And if it's your primary residence, Idaho's Homestead Exemption shields up to $125,000 of the value off what you're taxed on

🛡️ Insurance: the line item that varies the most, usually $150 to $300 a month, but pools, acreage, and higher replacement costs on luxury homes push it well past that

🏘️ HOA dues: the spread between Eagle communities is wider than most buyers assume. Pools, clubhouses, gated entrances, and landscaping all move the number, anywhere from about $25 to $200 a month

🧰 Maintenance: I have clients set aside about 1% of the home's value every year for the unexpected, even in the years they don't touch it

None of this should talk anyone out of buying in Eagle. It should let you buy with your eyes open. The buyers who know their real carrying cost before they shop are the ones who never feel stretched after closing. (Bonus: Idaho's 5.3% individual income-tax rate is part of the bigger picture too, and it works in your favor.)

Which of these four is hardest for you to get a straight answer on right now?

Text me at 208-745-2895 and I'll build the actual annual carrying cost on any Eagle property you're considering — taxes, insurance, HOA, and maintenance included.

DM or Comment "BUILD" and I’ll send you a breakdown of what building in Eagle actually costs and where land is still available.

Wouldn’t it be cheaper to just buy a lot and build? Here’s the honest answer.

I hear this most often after someone has toured a few resale homes in Eagle and decided nothing is exactly right. Building is a real option here. The math is just not always what buyers assume.

🏗️ Construction costs can range from around $300 to more than $900 per square foot—and that’s before considering the cost of the lot.

📍 Buildable lots are available throughout Eagle, with the greatest concentration generally found in the western and northwestern parts of the city.

💰 Plans, permits, site preparation, and utilities are often included by the builder—but landscaping, fencing, HOA fees, and the home’s future property-tax assessment may not be.

⏳ A realistic construction timeline is usually around 9 to 18 months, depending on the builder, home, and location.

📋 Many Eagle subdivisions have architectural-review requirements that can regulate your home’s design, materials, size, setbacks, and landscaping.

⚖️ The honest trade-off comes down to control versus certainty: build if you want greater control over the final product; buy resale if you want to move sooner and know your total cost more precisely from the beginning.

If someone quotes you one standard price for building in Eagle without knowing the lot, builder, design, and finish level, they’re guessing.

Are you leaning toward building or buying resale? Tell me which one and why 👇

Text me at 208-745-2895 and I'll build the actual annual carrying cost on any Eagle property you're considering including taxes, insurance, HOA, and maintenance included.
