The Treasure Valley market continues to evolve in interesting ways this spring.
What stands out most about Aprilâs numbers is that while inventory has grown slightly month-over-month, we actually have fewer homes available than we did this time last year... yet more properties sold.
That tells us something important:
Buyers are still very active.
Weâre not seeing the flood of inventory many expected heading into the spring market, which means well-priced homes are continuing to attract attention across a variety of price points. At the same time, buyers are benefiting from a more balanced pace than the intense competition we experienced a few years ago.
Ada County held a median price of $545,000 in April, while Canyon County came in at $429,945, showing continued resilience in home values despite shifting market conditions.
The market may look different than it did during the frenzy, but people are still moving, buying, investing, and making lifestyle changes throughout the Treasure Valley. That steady demand continues to shape our market in meaningful ways.
