In Episode 28, I talk about why the investors who win are the ones who plant the seed and let it grow, not the ones who try to perfectly predict the market. Real estate is a long game. Pay too much today? Hold it long enough and it will not matter. Buy at 7% when rates were lower last year? If you were ready and the house made sense, it still makes sense. The errors that cost people in real estate are not the ones they make at the beginning. They are the ones that come from not being in the game at all.

Nobody talks about the quiet math of homeownership. Here it is.

Every month you make a mortgage payment, a portion of it goes toward equity. Not the bank, not your landlord. You. And when you stack that on top of a 401k, a Roth, and some basic savings, something powerful starts to happen.

In Episode 28, I walk through the actual numbers. Finance a $300,000 house at 7% over 30 years and over five years you will have built roughly $14,500 a year in equity, even if the house never appreciates. Add $10,000 a year to a 401k, $5,000 to a Roth, and a little into short-term savings, and you are putting $25,000 or more a year toward your future without thinking about it. Do that starting at 29 and Warren Buffett it for 31 years, and the compounding does things most people never expect. That is how wealth actually builds. Not by timing the market. By showing up consistently.

Bottom line: the boring math is the wealth-building math. Let it work.

Interest rates are not a reason to buy or not buy. They go up, they go down, and nobody knows what they will do next. If you wait for 5% rates and they go to 10%, you just waited for nothing.

In Episode 28, I talk about what the right question actually is. Not what are rates doing. Not is this a buyer's market. The only question that matters is: are you ready? Do you have savings in place? Are you comfortable with the responsibility of owning a home? Are you willing to wait out the market and let the tree grow? If the answer to those questions is yes, the time to buy is now. If the answer is no, no rate in the world makes it the right time.

Bottom line: stop waiting for the market. Start asking if you are ready.
