Here is a thought and advice.

If you think in terms of a year from now, time will pass by quickly.

A better year to be a home buyer will come in 2027, as mortgage rates will be favorable and income outpacing home price growth in many markets. Also more inventory choices will appear in the market.

In the meantime, here are some tips:

If the right home is affordable today and the numbers work under conservative assumptions, that is a stronger position than waiting for a perfect rate that may or may not arrive.

If rates improve later, refinancing may be an option. But if rates drop and buyer demand surges, that same buyer may face higher prices and more competition.

Mortgage rates remained mostly unchanged this week, with the average 30-year fixed mortgage at 6.65%, according to Freddie Mac. Elevated borrowing costs continue to weigh on housing demand, but buyers who remain active may find advantages in today’s slower market.

Hello hello,
On average homes are appreciating 8% to 10% annually, for the last couple of years; 2025 & 2026. Based on the market data starting from 2024. Still higher than the usual 4% to 7% annual home appreciation values, pre-covid years up to the year 2019.

Gone are the years of the frenzy & pure madness, multiple-offers, housing market with 30, 40 offers on a house and offers of 50, 70, 90, thousand dollars above asking price. That was the pandemic years starting in 2020 where home values increased 25% to 30% in just 1 year. The scenario repeated itself for 2021, to 2022, to 2023.
