π£ Grand Rapids: Understand the CAAP Before August 12 π‘β οΈ
On August 12, City Council votes on the Climate Action and Adaptation Plan (CAAP) β a policy that could carry major financial impacts for homeowners and renters alike.
The CAAP pushes for full home electrification, replacing natural gas systems with electric alternatives.
πΈ Estimated electrification costs:
1,200 sq ft home: $20,000β$40,000
3,400 sq ft home: $60,000β$100,000+
This includes permits, labor, electrical upgrades, heat pumps, new appliances, and gas line removal.
π While property owners may finance these costs through loans tied to their property taxes (PACE financing), this still adds long-term debt.
π Renters will likely face rising rents as landlords pass along the burden in an already strained market.
