My buyers started their search late last year with two “must-haves”:
✔️ One-level living

Sounds simple… it wasn’t. 😅

In a market with barely any inventory, we toured home after home — I’ve got at least 10 digital folders saved in their "Didn't Make the Cut" file, and honestly, probably more we didn’t even bother tracking.

Congratulations to our Seller! 🎉
This was such an exciting transition — Mom is off to a warmer climate to be closer to her daughter and family.

They say in real estate you never stop learning… and this was definitely one of those transactions! I discovered that when a property is held in a Living Trust, you can’t use a Power of Attorney to sign documents; the Seller must be listed exactly as the name of the trust; and to deposit funds, you need a bank account set up under the trust.

It’s experiences like these that remind me how much I love what I do — every transaction teaches something new! 💛🏡 This was a cooperative team effort - thank you to Deb Chennisi for this opportunity and for all of your valuable input, and the Seller attorney, Lisa Cooper, who kept everything going smoothly!
