Rhode Island market update 🏡

Rhode Island’s housing market stayed strong in June, even with economic uncertainty and higher mortgage rates.

Single-family home sales were up 14% year-over-year — the first annual gain in closed sales this year.

The median single-family home price hit a new monthly record: $550,000, up 5.8% from June 2025.

Inventory of single-family homes rose 4%, but demand is still strong, keeping options limited for buyers.

Condos also saw a 5.4% increase in both sales and inventory, with the median condo price holding steady around $417,450.

According to the Rhode Island Association of REALTORS®, summer in the Ocean State is fueling pent-up demand, and there are early signs of improvement in the local economy and new development activity.
