๐ŸŒŠ Rhode Island Real Estate Alert: New Coastal Access Disclosures Proposed for Rentals! ๐ŸŒŠ

If you own rental property, manage short-term vacation rentals, or love renting along our beautiful Rhode Island coastline, there is a major legislative update you need to know about.

A new pair of companion billsโ€”Senate Bill S2734 (sponsored by Sen. Victoria Gu) and House Bill H 8110 (sponsored by Rep. Terri Cortvriend)โ€”are moving through the State House, and they focus directly on coastal shoreline access rights.

๐Ÿ” What do these bills do?
If passed into law, this legislation would require landlordsโ€”including short-term rental/Airbnb/VRBO hostsโ€”to provide tenants with a mandatory written disclosure before their tenancy begins.

This disclosure would officially notify renters about:
1๏ธโƒฃ The publicโ€™s legal right to use the shoreline up to 10 feet landward of the recognizable high tide line.
2๏ธโƒฃ Any specific public rights-of-way that exist right on the property.

โš–๏ธ Where do the bills stand right now?

The Senate: Has officially passed the amended version of S2734.

The House: The companion bill, H 8110, is currently still held in committee.

Two companion bills, S 2475 and H 7763, have been introduced to amend Section 34-9.1-2 of the RI General Laws regarding the Maintenance of Private Easements and Rights-Of-Way.
