We’re not saying we can see the future. We’re just saying we can recognize a pattern. 🔮 Here are our extremely scientific predictions for the Hamptons over the next 5 years:

🚦 The Wainscott traffic light will become a historical landmark. Future generations will gather to hear stories of the days when you could drive from East Hampton to Bridgehampton without sitting through six light cycles.

🅿️ Sag Harbor Village will introduce a parking system that requires a PhD to understand. Locals will spend the first three weeks of summer explaining it to everyone else and then admit they don’t totally understand it either.

🦌 The deer will officially take over Springs. They’ll start using the crosswalks, demand right-of-way on Three Mile Harbor Road, and eventually form their own homeowners association.

🚂 The Cannonball will launch its own loyalty program. After 10 round trips, you’ll earn a complimentary warm rosé and a reserved seat next to someone having a very loud business call.

🍸 At least one place we all still call by its old name will change names AGAIN. Locals will simply refuse to participate and continue calling it whatever it was called in 2004.

☕ A Sagtown ☕️ treat + a crisp stroll down Main Street - Because a latte hits different when the air is doing that perfect fall thing and the shops are officially sweater-season-ready.

🎃 Hank’s Pumpkintown Hank's Pumpkintown & Hank’s Farmstand - A staple every year for the pumpkins, the c***r donuts, and the kind of wholesome chaos that somehow feels very Hamptons.

🚗 A golden-hour drive to Montauk for a walk along the bluffs - Perfect for a fall weekend when you want ocean views, salty air, and an excuse to end the day with a cozy dinner The Bird

We generally try to keep the self-congratulatory real estate content to a minimum around here.

Unfortunately, The Real Deal has forced our hand.

We’re incredibly proud to share that The Hamptons Collaborative Team was ranked #11 in all of the Hamptons. Thank you to all of our clients and colleagues who helped get us here, you’re the real MVPs 🙌.

Behind that little number was a whole lot of driving up and down 27, answering texts at questionable hours, negotiating, problem solving, showing houses, prepping listings, talking people off ledges, and working really, really hard for our clients.

So yes, we’re going to enjoy this one. 🥂
