Wainscott and Sagaponack have long occupied a quieter corner of the Hamptons market, but over the past five years the demand for both has only intensified.

This month, I took a closer look at how the market across these two hamlets has evolved, alongside recent sales and current inventory, to better understand why buyers continue to gravitate toward this part of the East End. This is not an automated report or pricing model. It’s based on my day-to-day work, real transactions, and the buyer conversations happening on the ground.

More and more, I am seeing homes bought and sold not from what is listed, but from what people decide they want, and then I am able to create options. This was one of those moments.

Yesterday, my buyers, Anne and Mike, closed on 12 Uncle Leo’s Lane in Watermill. It began as a conversation about a summer rental. I reached out to the owner’s agent, Nancy Mizrahi, to explore the possibility. The owners were open. My clients were clear. They were not looking to rent, they wanted to buy.

From there, it moved quickly. Both sides aligned, the opportunity took shape, and on April 1, the deal closed ... not April Fools to anyone.
