Will the housing market crash in 2026? That’s a question I’m hearing more often.

After 37 years in real estate, I’ve learned to be careful with predictions. Interest rates matter, and some homes are taking longer to sell. But the market is local. What’s happening across the country may look very different from what’s happening here in northeastern Connecticut.

If you’re thinking of buying, start by getting pre-approved so you know your price range and monthly payment. Compare several homes based on condition, location, taxes, and recent sales—not just the asking price. It’s also wise to leave room in your budget for repairs, insurance, and possible changes in interest rates.

If you’re thinking of selling, review recent comparable sales and the homes currently competing with yours. Address the repairs and presentation issues that are most likely to affect buyers, rather than spending money on improvements that may not add value. Price the home realistically from the beginning, and be prepared to evaluate feedback and showing activity during the first few weeks.

The best decisions come from current local information, not national headlines. I’m always happy to talk it through with you.
