A seller may agree to help with certain allowable buyer costs, like closing costs, lender fees, points, or prepaid expenses.

Sometimes keeping more cash in your pocket matters more than simply lowering the price.

You finally find THE house. We write the offer. You sign it. I send it over...

And then what?! 😂

This is the part that can feel intimidating as a first-time buyer because making the offer isn't the end of the process—it's really the beginning.

If your offer is accepted, we'll generally move through several important stages: earnest money, inspections and due diligence, appraisal and financing, final walkthrough, and finally... CLOSING DAY. 🔑

There are deadlines, decisions and paperwork along the way, but here's what I really want first-time buyers to know:

You aren't expected to already know how to do any of this.

I'll help you understand what's happening, what's coming next, what decisions need to be made, and when we need to make them.

You just have to find the house you love. We'll handle the process together. 🤍

Michigan buyers—this is one of those things I REALLY want you to know before you start comparing monthly payments. 👀

You pull up a listing and see:

Property taxes: $2,046/year

Perfect. Add that to the budget and move on... right?

Not so fast. 😂

The seller's current property-tax bill reflects their current tax situation. It isn't automatically a prediction of what your property taxes will be after purchasing the home.

Michigan has rules surrounding taxable value and transfers of ownership, and property taxes also depend on things like applicable millage rates and exemptions. That means the number you're seeing on today's listing may not tell the whole story about your future housing costs.

And that's important because you aren't just shopping for a purchase price.

You're shopping for a monthly payment you can comfortably live with.

So when we're comparing Mid-Michigan homes, I don't want you saying:

"Well, Zillow says the taxes are $___."

I want us asking:

“What should we investigate so I can make a better estimate of what THIS house may actually cost me?”

You make an offer on a house and suddenly someone mentions earnest money. Another expense?! 😂

Think of earnest money as a good-faith deposit that shows the seller you're serious about moving forward with the purchase.

The money is generally held by the party identified in your purchase agreement rather than simply handed over to the seller. What happens from there—including whether it's credited toward your purchase or potentially returned or forfeited—depends on your specific contract and what happens during the transaction.

That's the important part: earnest money isn't something to guess about. Before you sign an offer, you should understand exactly how much you're offering, where it's going, your deadlines, and the circumstances that could affect it.

That's part of my job. 🤍 I don't just want you signing documents—I want you to understand what you're agreeing to.
