Single-Family Home Size Drops Slightly in Q2 2026
Over the years, I’ve tracked how new single-family home sizes have shifted in our market. While we saw a steady decline since 2015, recent trends since 2024 reflect renewed interest in larger, higher-end properties—despite ongoing affordability concerns. The median size now sits at around 2,185 sq ft, with the average at about 2,426 sq ft. For those navigating their next move or investment, understanding these shifts can help tailor your search to what truly matters to you. My approach is always to match each client’s unique priorities with the realities of our local market, ensuring your home fits both your needs and your aspirations.

Map Highlights Affordable Opportunities as Home Prices Drop
We’re seeing a shift in the housing market: new home prices have dropped to a median of $393,800—the lowest point since July 2021, and now even below the median for existing homes. Despite these lower prices, high mortgage rates and ongoing affordability challenges mean sales remain subdued, while inventory continues to rise, especially across the South. In my work throughout Greater Lansing and the surrounding areas, I’m always focused on navigating these changes with a tailored approach, understanding how market trends like these impact each client’s unique needs. My experience helps me guide clients through these evolving conditions, ensuring they have the insights and support needed for their real estate decisions.

The Home Equity Opportunity Is Back. Can Your Operations Keep Up?
Home equity is making headlines again, with homeowners tapping into $47B in Q1 2026—the most we’ve seen since 2021. Many are turning to second liens and HELOCs to unlock the value in their homes. I’ve seen firsthand how the right strategy can make a world of difference for clients navigating these options. Still, lender inefficiencies—especially when manual processes are involved—can complicate things. Automation has been shown to reduce processing time by 77%, which can lead to a smoother, more positive experience all around. My commitment is always to help clients move through these opportunities with confidence, offering guidance that’s truly tailored to their specific needs.

US Confidence Hits Seven-Mo Low
Recent shifts in consumer confidence are worth noting, especially as we move through mid-Q3. While many Americans felt a bit more positive about their current circumstances—reflected in a nearly 7-point increase in the present-conditions index (now at 121)—there’s a noticeable dip in optimism about the future. The expectations gauge dropped around 6 points to 68, a threshold that has historically been linked to recession risk. Early in Q3, employers trimmed 23,000 jobs, with the unemployment rate creeping up to roughly 4%. Interestingly, this wasn’t due to a surge in hiring, but rather because more people exited the labor force. In the midst of this softening confidence, homebuying expectations only eased slightly and even continued to rise, despite about 61% of people anticipating higher interest rates ahead. With federal policymakers keeping rates steady and limited relief expected in the near future, it appears borrowing costs will remain elevated through the end of the year. As someone deeply invested in helping clients navigate these changing dynamics in Greater Lansing and beyond, I understand how important it is to stay informed and adapt strategies to suit each individual’s needs.

More Homes Hit the Market as Demand Cools
In the past four weeks ending August 23, we've seen new listings across the US rise by 0.4% and total homes for sale increase by 0.5%, reaching their highest levels since early in the second quarter. At the same time, pending home sales dipped 1.1% to a six-month low, as many buyers hesitated due to ongoing high housing costs—even as inventory improved nationwide. The median home-sale price still edged up 1.9% year-over-year to just over $400,000, with average mortgage rates holding near 7%, close to a 13-month high. These shifts are creating more buyer-friendly conditions, allowing those actively searching for homes to negotiate price cuts or concessions in many markets. Experts point out that homes on the market for several weeks often present strong opportunities for buyers, while sellers who price realistically—rather than chasing last year’s numbers—are seeing the best results. With my deep experience in the Greater Lansing area, I guide clients through these changing dynamics to ensure their unique needs are met, always with a tailored approach and dedication to their goals.

Demographics and Artificial Intelligence (AI): Impact on U.S. Real Estate
In my years serving clients throughout Greater Lansing and beyond, I’ve seen firsthand how shifts in our society and technology ripple through the real estate landscape. Today, we’re witnessing a unique intersection: slower population growth and reduced immigration are leading to a more gradual expansion of the U.S. labor force. At the same time, a surge in investment in artificial intelligence is fueling productivity, which means our economy’s growth is becoming less about the number of people working and more about how efficiently we work. These changes are already reshaping demand for real estate across every sector. Drawing on my experience and my commitment to understanding each client’s unique needs, I make it my mission to keep you informed about these evolving dynamics—because understanding what drives our market is key to making confident decisions.

US Luxury Home Sales Vary Widely
Luxury home sales across the US are showing remarkable diversity, with listing data revealing top transactions ranging from $3.7M all the way up to an impressive $130M in various metro areas. It’s fascinating to see such a wide spread—standout markets even had fifth-place sales above $10M, highlighting just how deep the luxury segment can run in certain locations. In one notable city, the five priciest sales clustered closely between $24M and $40M, offering a glimpse into how values can vary even at the highest tiers. These figures are based on publicly marketed properties from listing systems, so private deals may not be reflected, and in nondisclosure markets, the numbers represent listing prices. As someone deeply dedicated to understanding the nuances of real estate trends, I always strive to keep my clients informed about shifts in the luxury market—because every client and every property journey deserves a tailored, insightful approach.

Fannie Mae predicts shift in mortgage rates, housing market
Navigating the ever-changing landscape of the real estate market requires not just passion, but also a keen understanding of the latest trends. With the 30-year fixed mortgage rate holding steady at 6.55% for nine consecutive weeks and remaining above 6.5%, we’re seeing a 2.2% decrease in home sales. Fannie Mae projects these rates will hover around 6.4% through 2026, with a slight dip in sales before a potential rebound in 2027. My years of experience in the Greater Lansing area have shown me how important it is to stay informed and adapt to shifts like these. Each client’s needs are unique, and my commitment is to provide guidance and insight tailored to your individual journey, helping you make informed decisions in any market climate.

Mortgage Rate Forecast: Predictions for the Housing Market Through 2028
Looking ahead to the housing market through 2028, we're expecting the 30-year fixed mortgage rate to hover in the mid-6% range. This means significant rate drops are unlikely in the near future. For buyers and sellers in the Greater Lansing area, modest home price increases are expected as additional inventory begins to ease the competition for homes. As always, refinancing may only make sense if you're changing loan types or tapping into home equity. My focus remains on guiding each client through these shifts—always with service tailored to your unique needs and a deep-rooted passion for real estate driving every step.
