Sellers often ask what makes the difference—and more often than not, it starts long before price ever becomes a factor. It comes down to how the home shows online in those first few seconds a buyer is scrolling.
Here is what I see that costs sellers showings before a buyer ever sets foot in the door. 👇🏼
✨ The lights are off or only partially on in every room. Buyers assume that if a home photographs dark, it shows dark in person. They often move on without scheduling a showing.
✨ The toilet lid is up in bathroom photos. It may seem minor, but it signals to every buyer—and every buyer’s agent—that little to no preparation went into the listing. It sets the tone for how they expect the entire transaction to go.
✨ A car in the driveway or trash cans at the curb. Buyers want to picture their life in your home, and someone else’s vehicle or everyday clutter distracts from that vision.
✨ The bed is styled, but the nightstands have half-full water glasses or a phone charger visible. Personal clutter in photos makes a home feel occupied rather than aspirational, making it harder for buyers to see themselves living there.
✨ A wide-angle lens is used to make a 250-square-foot bedroom look like a suite. When buyers arrive and the space doesn’t match expectations, it can lead to disappointment and missed offers.
✨ The exterior photo is taken on an overcast day, making everything look flat and gray. Since this is often the first photo in a listing, it can be the reason buyers either click in—or scroll right past.
Professional photography is not an optional upgrade. Listings with professional photos and video sell faster and for more money. The data on this is not close. Not even a little bit.
