One of the challenges of being a Realtor is getting to walk through houses like these before they go to market. 🤤 Now I just want to go home and pack up immediately! 🧳

So many applications for this one. ☝️ But for funsies, let’s apply it to the real estate industry.

As you may or may not know, changes are afoot next week in our industry. The National Association of Realtors has set new guidelines for how we do business. Here’s what you need to know AND the positive effect of the change.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
✍️ CHANGE: Buyers must have a signed agreement in place before an agent can show them any houses.
👌 THE POSITIVE: This ensures buyers are fully aware of the services an agent provides and what they charge. There are no listings without a signed agreement in place. This just brings the same level of transparency to the buyer side on the front-end, while also protecting the time and resources of Realtors.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
✍️ CHANGE: Buyer agent commission will no longer be advertised on the MLS for listings.
👌 THE POSITIVE: This does not mean sellers cannot offer cooperating broker compensation as incentive for bringing a buyer. It just means that commission cannot be advertised on the MLS. And while commission has ALWAYS been negotiable, this change makes it crystal clear that cooperating compensation is part of the offer process.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
So don’t fret. Buyers’ agents are not going away. They are, however, not a free service. The agreements we use in Tennessee have done a fantastic job of making all parties aware of who gets paid what and how. These new changes just ensure that those conversations always happen on the front-end, if they were not already. Empowering buyers and sellers to make an informed decision when hiring a Realtor, while also supporting the value that both buyer and listing agents provide.
