During the summer season, defined as the months from June to the beginning of September, no same-day early check-in accommodations will be provided. Each client is entitled to priority service, and every guest is entitled to quality. We strive to deliver this standard consistently. Any same-day early check in requests during this period will incur a double cleaning rate without exception. This will automatically will apply if not asked and am told we will. Thank you for your understanding and for allowing us to continue providing exceptional service and quality cleaning.

STR (Short Term Rental) pricing as of 2026:

- 1 bedroom, 1 bathroom: $75 to $125
- 2 bedrooms, 1 bathroom: $135 to $165
- 2 bedrooms, 2 bathrooms: $175 to $225
- 3 bedrooms, 3 bathrooms: $235 to $250
- 4 bedrooms, 4 bathrooms: $260 to $300
- 5 bedrooms, 5 bathrooms: $325 to $400
- 6 bedrooms, 6 bathrooms: $425 to $475

Additional services:
- Grills: $35 to $60
- Bring in wood: $15
- Clean fireplace: $35
- Hot tub maintenance without draining: $115
- Hot tub drain/fill/balance: $200

Pricing is based off within a half hour drive of Oxford, ME and average pricing on rental sites.

For property management services, details and pricing will be discussed between the client and service provider. These guidelines are subject to change based on individual house layouts, details, and tasks.

For summer months, short-term rental clients are required to have sufficient items for turnover without on-site laundry. Laundry must be done off-site from June to August. Clients renting linens should ensure they have enough throws, duvet covers, duvets, pillow covers, and mattress protectors for each bed, with spares available. It is highly recommended to use duvet protectors and mattress encasements.

Clients should be aware that guests may occasionally take items. Please have enough to replace each item in the house as a precaution to maintain the property's condition and minimize negative reviews. Owners and existing property management teams are responsible for replacing items as needed per turnover.

Beginning in 2027, all clients will be required to sign yearly contracts for renewal. The contracts are to outline duties and protect service provider and client by having these in writing.

After careful consideration, we have decided to cease accepting new short-term rentals and residential cleaning contracts. Existing clients need not be concerned. Current clients may discuss adding other properties and tasks. We are shifting our focus to commercial cleaning services. This decision, influenced by economic conditions and the need to balance family values with business operations, is intended to provide stability for our team and their families. We remain committed to delivering the same level of care and attention to detail. While we may consider expanding our services in the future, we will not accept new short-term rental clients after this summer. We appreciate your understanding and look forward to this new chapter.

Pricing changes will be announced here within the next two weeks. We have sustained steady prices for as long as feasible. We will collaborate with existing clients to mitigate the effects of these changes, as we cherish our relationships with all clients.

While we understand that frustration can arise, repeated instances of rudeness or verbal assault will necessitate the severance of our business relationship, with 25% of projected lost wages payable immediately. We value our clients' respect and kindness. Have a blessed day.
