The house that won’t sell isn’t usually a market problem.

It’s a price problem.

Here’s what a lot of sellers don’t realize: your home is only “new” once. The day it hits the market is the single biggest moment it will ever have. That’s when it drops into every buyer’s saved search at the same time, when the people who’ve been watching for months finally see something fresh, and when the most motivated, ready-to-move buyers show up first. That first wave of attention is a one-time asset. You don’t get it back.
Price it right on day one and you’re competing for those buyers while interest is hottest. That’s how you end up with showings stacked through the first weekend, real offers, and sometimes more than one. Price it $20,000 high “to leave room to negotiate,” and those same buyers scroll right past — because the serious ones already know what your house is worth, and they’re not going to overpay just to give you room to come down.

So the listing sits. The “new” wears off. And you spend the next three months chasing the market down, one price cut at a time.
