If you are a buyer in the Tri-County area holding out for a summer price drop, it is time for a serious Monday reality check.

While total active inventory across Peoria, Tazewell, and Woodford counties saw a tiny shift to 441 listings, the prices themselves tell the real story. Total inventory actually dipped slightly from where we were a couple of weeks ago, and intense buyer competition is causing median list prices to climb significantly in key areas. Waiting on the sidelines right now is simply costing you buying power.

Here is your official Market Update Monday data drop for June 8, 2026:

๐Ÿ“ Peoria County: 274 Active Listings | $149,950 Median Price

The High-Velocity Zone: Holding steady right at that $150k sweet spot. This is the ultimate battleground for fast-moving starter and mid-tier homes.

๐ŸŒณ Tazewell County: 138 Active Listings | $262,450 Median Price

The Price Surge: Inventory ticked up slightly, but intense buyer demand has pushed the median price floor up significantly to over $262k!

๐Ÿก Woodford County: 29 Active Listings | $244,900 Median Price

The Extreme Scarcity: With just 29 total choices across the entire county, buyers have absolutely zero room to be casual weekend browsers.

๐Ÿ“Š Tri-County Totals Overall: 441 Active Listings | $185,000 Median Price

The Takeaway:
Sellersโ€”this minor inventory squeeze means your peak summer leverage is fully intact. Buyers are starved for fresh, well-prepped listings.

Buyersโ€”you cannot afford to wait for broad market shifts. If you want to secure a home this summer, you have to play the numbers aggressively and move with a definitive strategy.

Stop guessing. Start strategizing.

If you are a homeowner in the Tri-County area sitting on a weekend's worth of minor DIY projects while you wait for the "perfect" moment to list, let me give you some Wednesday Wisdom.

The perfect moment is happening right now, and your hesitation is costing you leverage.

Our official May data revealed that the median time a sold house sat on the market across Peoria, Tazewell, and Woodford counties was a microscopic 3 days. Homes are hitting the MLS and going under contract essentially over the course of a single weekend.

When inventory moves at lightning speed, a "perfectly staged" home matters far less than a strategically positioned home.

Here is why you need to stop overthinking the prep work and list your property immediately:

๐Ÿ”จ 1. Buyers Have High Tolerance Right Now: With a 100.4% sales-to-list ratio last month, buyers are highly motivated and willing to overlook minor cosmetic flaws or dated paint colors just to secure a roof over their heads.

โšก 2. Speed Trumps Perfection: While you spend three weeks overanalyzing a guest bathroom paint color, new buyers are entering the market with fresh pre-approvals, looking for inventory today. Waiting just gives the buyers more time to find alternatives.

๐Ÿ’ฐ 3. Market Equity Does the Heavy Lifting: The massive equity gain your home has experienced over the last few years completely outweighs the tiny return youโ€™ll get from a grueling, multi-week DIY project. Let the market do the work for you.

You don't need a month of construction to command top dollar in a 3-day market. You just need a clean house, accurate local pricing, and an aggressive marketing plan.

Are you holding back your listing because of a lingering to-do list?

๐Ÿ‘‡ Text "LAUNCH" to 309-220-6945, and letโ€™s do a quick walk-through to see what actually needs to be fixed and what you can skip to get your home on the market this week!

If you are a buyer in the Tri-County area waiting for the market to give you a breather, itโ€™s time for a definitive reality check.

We just wrapped up May, and the final numbers are officially in. If you think you can casually browse homes on the weekends or negotiate a massive discount, the data says otherwise. May was an absolute sprint for real estate across Peoria, Tazewell, and Woodford counties.

Here is your official May Look-Back Data Drop:

๐Ÿ“ Peoria County: 227 Homes Sold | $180,000 Median Price

The Volume Leader: Peoria continues to see the highest transaction volume, keeping the baseline of our local market moving at a rapid clip.

๐ŸŒณ Tazewell County: 151 Homes Sold | $187,500 Median Price

The Steady Climb: High demand in communities like Washington and Morton keeps pushing transaction volume and values up.

๐Ÿก Woodford County: 29 Homes Sold | $245,000 Median Price

The Premium Scarcity: Low inventory means buyers are paying a clear premium to secure a roof over their heads here.

๐Ÿ“Š Tri-County Totals Overall:

Total Houses Sold: 407

Median Sales Price: $187,000

Avg. List Price: $229,442

Avg. Sold Price: $230,448

Median Days on Market: 3 Days

Behind these numbers are two metrics that show exactly who holds the cards right now:

๐Ÿ“ˆ 1. 100.4% Sales-to-List Ratio: On average, houses in the Tri-County area sold for 100.4% of their listed value in May. Sellers aren't just getting their asking pricesโ€”they are exceeding them due to intense competition and multiple offer situations.

โšก 2. 3 Median Days on Market: The median time a sold house sat on the market in May was a microscopic 3 days. If a home is priced right and in good condition, it hits the MLS on Thursday and is completely locked down under contract before you even finish your morning coffee on Sunday.

Sellers: You are sitting on peak leverage. If your home is prepped correctly, the market is primed to reward you instantly.

Buyers: You cannot afford to guess what a house is worth or rely on lagging consumer app notifications. If you see a house you want, you need a bulletproof strategy ready to go on day one.

Stop guessing. Start strategizing.

๐Ÿ“Š STOP GUESSING what that high median price means! Is the market finally correcting? ๐Ÿ“Š

Let's dive into that number right off the bat, as it is sure to raise some eyebrows as we officially kick off the summer market.

Welcome to June! We just saw a nice inventory creep over the weekend (up to 447 total listings in the Tri-County!), which is fantastic news for buyers who have been feeling the squeeze. But what is up with that $179,900 median list price jumping?

Here is why your "wait and see" strategy is flawed: that increase is NOT a correction.

What you are seeing is the exact market dynamic we discussed last weekโ€”sellers are capitalizing on the lack of affordable homes, and buyers are fiercely fighting for everything under $250k. If you are trying to casually browse your way into a new home, you will continue to get outpriced and outmaneuvered.

Stop relying on skewed, broad data and look at the real-time numbers by county for Monday, June 1st:

๐Ÿ“ Peoria County: 288 Active Listings | $150,000 Median Price

The True Middle: Peoria remains the core of our inventory, and this $150k median highlights the intense battleground for first-time buyers.

๐ŸŒณ Tazewell County: 133 Active Listings | $245,000 Median Price

The Squeeze: Inventory ticked up slightly, but intense buyer demand is keeping this median pushing hard toward $250k.

๐Ÿก Woodford County: 26 Active Listings | $332,450 Median Price

The Premium: Sitting at an incredibly scarce 26 listings, this high median price reflects a market where buyers have zero time to hesitate.

๐Ÿ“Š Tri-County Total: 447 Active Listings | $179,900 Median Price

The Takeaway:
You must be surgical in your approach right now. You cannot wait for broad market shifts. If you are serious about finding a home this summer, you must treat your search like a strategy.

Don't casually browse.

๐Ÿ›‘ "Wait, why are the prices looking so different this week? Is the market shifting?!" ๐Ÿ›‘

Hope everyone had an amazing Memorial Day! Whether you spent the extra day off throwing some plastic on the local disc golf course, tending to the new summer garden, or simply unwinding in the camper, it is time to shake off the holiday weekend and get back to business.

For todayโ€™s Market Update, we are making a strategic shift in how we look at the data. Starting today, I am switching from tracking the Average List Price to the Median List Price.

Here is why: averages can be wildly distorted. If just one or two $1.5 million luxury estates hit the market, it artificially drags the "average" price way up, making the market look far more expensive than it actually is. The median finds the exact middle point of all active listings, stripping out those extreme highs and lows. This gives you a much truer, highly accurate picture of the real estate climate.

Here is your post-holiday data drop using our new, hyper-accurate metric:

๐Ÿ“ Peoria County: 289 Active Listings | $150,000 Median Price

The Affordability Zone: Holding the bulk of our inventory with a median price that is incredibly attractive for first-time buyers and investors.

๐ŸŒณ Tazewell County: 126 Active Listings | $246,500 Median Price

The Sweet Spot: Inventory bumped up slightly, but homes sitting right at this mid-$200k median are going to move at lightning speed.

๐Ÿก Woodford County: 19 Active Listings | $349,900 Median Price

The Micro-Market: Inventory here just dropped below 20 total homes. It is a true seller's market where buyers have zero time to hesitate.

๐Ÿ“Š Tri-County Total: 433 Active Listings | $179,900 Median Price

The Takeaway:
We saw a healthy little bump in total inventory (up to 433 listings), which is exactly what we want to see heading into the summer months. However, the median prices highlight where the most intense competition lies. The $150kโ€“$246k range is the ultimate sweet spot for buyers right now. And with Woodford County sitting at a microscopic 19 total listings, waiting around simply isn't an option if that is your target area.

Stop relying on skewed data and start strategizing with the real numbers.

We are just going to hold off listing until after the holiday weekend. Everyone is out of town anyway!" ๐Ÿ•๏ธโ˜€๏ธ

If you are thinking about selling in the Tri-County area and planning to wait until after Memorial Day, let me give you a quick Feature Friday reality check.

While a lot of us are getting the camper hitched up or turning the soil for this year's garden to kick off the long weekend, serious buyers are doing something else entirely: aggressively scrolling the MLS from their phones.

With active inventory still hovering in the low 400s across Peoria, Tazewell, and Woodford counties, motivated buyers do not take holidays off. In fact, long weekends often give buyers more free time to tour homes and make competitive decisions.

If you want to capitalize on the start of the summer rush, here is your 3-step strategy for a holiday weekend listing:

๐Ÿšค 1. Highlight the Summer Features: Buyers are dreaming of outdoor living right now. If your home has a massive deck, a great spot for a garden, or an oversized driveway with room to park a camper or boat, those are the features that will trigger an emotionalโ€”and high-pricedโ€”offer this weekend.

๐Ÿน 2. The "Staycation" Appeal: Buyers are looking for homes that feel like a private retreat. Prepping your backyard to look like a summer oasis is the highest ROI staging you can do as we head into late May.

๐Ÿ“ฑ 3. Capture the Captive Audience: When you list right before a long weekend, you get three full days of maximum visibility while buyers are off work and actively looking to spend their pre-approvals.

Don't miss out on the most motivated buyer pool of the season just because it is a holiday.

Are you curious what your homeโ€™s outdoor features could add to its overall value?

๐Ÿ‘‡ Text "SUMMER" to 309-220-6945, and let's run a custom valuation before the long weekend officially kicks off!

"We aren't going to offer the asking price. Zillow says the Zestimate is $30,000 less than that!" ๐Ÿ’ป๐Ÿ“‰

If you are a buyer in the Tri-County area using an algorithmic "Zestimate" to determine what you should offer on a house, you are going to lose the home to someone using actual local market data.

Here is a Thursday Thought reality check: Algorithms do not buy houses. Human beings do.

In a highly competitive market with only about 416 active listings across Peoria, Tazewell, and Woodford counties, relying on an automated estimate is one of the fastest ways to get your offer tossed out. According to data, the median error rate for off-market automated estimates is over 7%. On a $300,000 home, that means the algorithm could easily be off by $21,000 or more.

If you want to make an aggressive, winning offer without overpaying, here is why you must look past the algorithm:

๐Ÿ™ˆ 1. Algorithms Have Blind Spots: An automated model cannot walk through the front door. The computer has absolutely no way of knowing if the seller just dropped $40,000 on a custom kitchen remodel, or if the house has a sinking foundation and needs a new roof. It only reads public tax records.

๐Ÿ˜๏ธ 2. They Use Flawed Comps: A computer will pull recent sales from a one-mile radius, but it doesn't know context. It doesn't know that the house down the street sold for $40k under market value because it was a distressed foreclosure or a private family transfer.

๐Ÿ“ 3. The Hyper-Local Factor: Real estate in Central Illinois is incredibly nuanced. Being on a specific side of a street in Washington or Morton can drastically change property values based on strict school district linesโ€”something broad algorithmic models often miss or severely lag behind on.

Stop letting a computer in Seattle dictate your buying strategy in Illinois.

Are you looking at a house and wondering what it is actually worth in today's market?

๐Ÿ‘‡ Text "COMPS" to 309-220-6945, and let me pull the real, hyper-local data so we can craft an offer that actually wins!

"We would love to sell and cash in our equity, but we are terrified we won't find a new house in time and end up homeless!" ๐Ÿ“ฆ๐Ÿ˜ฐ

If you own a home in the Tri-County area, this is likely the exact fear keeping you from making a move right now.

With active inventory hovering right around 416 homes, the fear of selling your house too fast and having nowhere to go is completely valid. But letting that fear keep you stuck in a house you have outgrown is a massive missed opportunity.

Sellers hold all the leverage in this market, which means you get to dictate the terms.

Here is your Wednesday Wisdom 3-Step Strategy to sell safely without the panic:

๐Ÿ›ก๏ธ 1. The "Suitable Housing" Contingency: We can structure your contract so you only have to sell YOUR house IF you find your next dream home. If we don't find the perfect replacement property in time, you can cancel the deal without penalty. You hold all the cards.

โณ 2. Negotiated Rent-Backs: Buyers are highly motivated right now. We can negotiate a post-closing possession agreement that lets you stay in your current home for 30 to 60 days after closing. This gives you a massive head start to shop as a fully-funded, cash-in-hand buyer without having to move twice.

๐Ÿ”‘ 3. Accessing the Off-Market: As a connected agent, I don't just sit around waiting for houses to hit the consumer apps. I actively network and pull off-market opportunities so we can match you with a home before the public even knows it exists.

Stop letting the fear of the unknown keep you from maximizing your equity.

๐Ÿ›‘ "We are just going to hold out a little longer. Summer is almost here, and surely a flood of inventory will hit the market soon." ๐Ÿ›‘

If you are a buyer in the Tri-County area waiting on the sidelines for a massive wave of new homes to drop this summer, we need to have a serious Monday reality check.

While we saw a tiny bump in active inventory this weekโ€”creeping up to 416 homes across all three countiesโ€”demand is still vastly outpacing supply, and average prices are reflecting that tension. Waiting for a "flood" of options is a fast track to getting outpriced.

Here is your Market Update Monday data drop for May 18th:

๐Ÿ“ Peoria County: 276 Active Listings | $223,369 Avg. Price

The Volume Leader: Holding the majority of our inventory, but well-priced, move-in-ready homes are still moving instantly.

๐ŸŒณ Tazewell County: 117 Active Listings | $304,404 Avg. Price

The Milestone: Inventory crept up slightly, but competition remains so fierce that the average price just surged past the $300k mark!

๐Ÿก Woodford County: 23 Active Listings | $414,621 Avg. Price

The Premium: Down to an incredibly scarce 23 listings. This extreme low supply just pushed the average price sky-high over $400k.

๐Ÿ“Š Tri-County Total: 416 Active Listings | $256,734 Avg. Price

The Takeaway:
With Woodford sitting at an incredibly scarce 23 listings and Tazewell crossing major price thresholds, you cannot be a casual weekend browser right now. You have to treat your home search aggressively, with your pre-approval letter in hand and your dealbreakers clearly defined.

(Sellersโ€”this is exactly why you hold the leverage right now. Properly prepped and strategically priced homes are commanding massive attention!)

Stop guessing and start strategizing.
