Everyone thought this deal was dead.
Buyer walked. Seller walked. End of the day, no agreement, no contract.
But I called the listing agent back the next morning and found out we were $5,000 apart.
That’s it. Not $50k. Not a major contingency. Five thousand dollars.
I got back on the phone, worked both sides, and we closed in Duvall.
Now I look at the comparables sitting on the market over there and I think about what would have happened if I hadn’t made that call.
If your agent isn’t following up the next day, that’s a deal that could be dying quietly.

I don’t know why buyers skip this part…

The Seattle market is prime for a move like this in spring 2026. With more inventory that we’ve seen in years, and not many buyers able to get in the game.

when sellers won’t move on price, savvy buyers pivot to other negotiating tools. rate buydowns, closing cost credits, inspection repairs… there are more levers than most people realize.

and in the seattle market where homes are sitting in the $1-1.5M range, a 1% rate buydown alone can lower your monthly payment by $600-900+. that’s $7,000-10,000+ back in your pocket over just the first year.

the buyers winning right now aren’t the ones offering the most. they’re the ones who know what to ask for.

People definitely move to Issaquah for the cheap prices 😉 but they stay for the trails that start basically in your backyard, the lakes you’re swimming in by June, the farmers markets, the local coffee shops, the paragliding off the ridge, and a Saturday that genuinely has too many good options.
Close enough to Seattle and Bellevue to keep your career. Far enough to breathe.
Small town charm with a bougie-outdoorsy twist. Think Green Lake energy but with mountains behind it.

When buyers think they need 20% down (or even 5% in some cases) 👀
My son said it best: that is incorrect.
There are loan programs that let you buy a home with 3%, 3.5%, or even 0% down depending on what you qualify for. The 20% myth is one of the biggest things keeping people out of homeownership way longer than they need to be.
