Question for Realtors: With the new rules starting soon and NO commission listed in the MLS, why in the world would you call listing agents to ask how much the seller is offering in concessions?
Who cares what they are offering? It's not what I'm asking for on the contract. Let them counter if they need to. Then I can have a talk with the buyer to see if the closing costs make sense on this home or if we should go to another.
Remember, we don't care what the seller is "offering". We know how to negotiate. If they anticipate 0%, my offer says full fee. If they anticipate 2%, my offer still says full fee. We frankly dont care what the seller is offering because it's not what they'll pay when we are done negotiating on behalf of our client.
