December offered a clear read on the Pioneer Valley single-family market. Closed sales dipped 4.8 percent, but prices kept climbing, with the median price up 7.7 percent to $374,950.

Inventory dropped 14 percent, which continues to support higher prices, even as homes took a bit longer to sell. Average days on market increased from 39 to 42 days, giving buyers slightly more breathing room.

Pending sales jumped 8.5 percent, a strong sign that buyer demand is still active heading into the new year.

Bottom line: fewer homes, higher prices, and motivated buyers. Strategy matters more than ever.
