Returning to the most dangerous house I've probably ever entered, Part 2: Oh, that sinking feeling-! In this picture you can actually see where the beams are starting to roll off of their support post. And some of the beams are so riddled with termite that they're actually crushing on top of the posts. *Yikes.*

OH, that sinking feeling...! Someone thought it'd be a good idea to use a water storage tank as a load bearing support. Or perhaps another possibility was that the building settled so much and sank in the middle, eventually landing on the water storage tank.

Either way? This is probably one of the more dangerous buildings I have entered-- and I've got more to share from this house, so stay tuned! There wasn't much of anything that wasn't being deteriorated or eaten by Carpenter ants or termites. From the roof all the way down into the center of the building, the entire house was sinking inward; basically the building was collapsing or beginning to collapse within itself.

This house is quite a bit more than a project for a handy fixer-upper. So as I always say:

What a difference a test makes. Two air samples taken in the same spot, minutes apart. One has the mini-split off, one with the mini-split running. Can you tell the difference? This is why running an HVAC and keeping it above 70 deg F when taking an air sample makes a difference.

What could cause these interesting dark stain patterns? On this inspection, multiple exterior trim areas on the structure exhibit dark staining consistent with particulate deposition and microbial growth.

In some zones, linear and geometric patterns suggest conditioned interior air escaping through gaps in the building envelope, depositing airborne particles on cooler exterior surfaces.

In other areas, visible mold growth is present, likely due to sustained moisture and organic buildup. Notably, adjacent clean zones near mold-affected regions may reflect localized drying effects from air leakage, which can inhibit microbial colonization.

The combined presence of dirt accumulation and mold growth, along with clean patches, supports the likelihood of thermal bypass and air movement from the interior. Further evaluation is recommended to confirm leakage pathways and assess envelope integrity.

Glad I didn’t walk on this roof today! A contractor removed some roof penetrations but simply covered these large openings with shingles. Stepping on a spot like this is a major safety hazard and can easily ruin the shingles, leading to active leaks. Plus, look closely: you can see nails coming right through where they tried to secure them. Not sure what exactly were they pinning those shingles to... 🫣🏡

It is strongly recommended to avoid applying or reapplying sealants, waterproofing coatings, or paint to foundation surfaces—and to refrain from finishing the basement—until any exterior water permeation and drainage issues are resolved.

Applying a surface coating or concealing the masonry behind framing and drywall while the walls are still subject to moisture intrusion will simply trap water within the structure.

This inevitably leads to premature coating failure, hidden mold growth, rot in the new framing, and accelerated deterioration of the foundation itself.

Effective remediation must always focus on the source of the problem by managing exterior water first—via proper grading, gutters, and functioning drains—before any interior sealing, painting, or basement finishing projects are undertaken.
