So, your exterior is showing signs of discoloration at a few joints or openings. Cleaning the surface may temporarily improve its appearance, but it does not address the underlying cause. Possible causes include:

Ghosting (Thermal Bridging):
This is the most likely cause. Ghosting occurs when certain parts of the wall are colder than others.
The Science: Wall studs or framing around windows act as “thermal bridges,” allowing cold from the outside to pass through more easily than the insulated portions of the wall.
The Result: When warm, moist indoor air (or humid outdoor air) contacts these cold spots on the siding, tiny amounts of condensation form. This moisture attracts dust, soot, and pollutants, which adhere to the surface and create dark streaks over time.

Air Leakage & “Filtering:”
Windows are common sites for minor air leaks. If the seals around a specific window frame are compromised, warm indoor air—often carrying microscopic particles from cooking, candles, or dust—can escape. As this air passes through, the siding can act like a filter, trapping particles and producing a smudged appearance.

Mildew and Algae Growth
Discoloration may also be organic in nature.
Moisture Traps: Window trim can create small ledges where water collects or drips.
Lack of Sunlight: North-facing walls or areas shaded by trees or eaves may remain damp longer, encouraging the growth of mildew or algae. Over time, this growth can turn black as it dies or collects dirt.

In retrospect, I should have posted this on Day 1 of our little heatwave... A good reminder to everyone to perform your own inspection of various appliances around your home, to ensure they are working properly and given some TLC every once in a while, to ensure optimal performance.

Older buildings constructed in the mid-20th century or earlier typically utilized two-wire ungrounded circuits. More recent structures have adopted three-wire systems, introduced in newer buildings, to enhance safety and efficiency by adding a ground wire alongside the hot and neutral wires. If three-prong outlets are found in older buildings with two-wire systems, it is crucial to check for a bootleg or false ground, a hazardous condition where the ground and neutral are improperly connected, creating a misleading and unsafe grounding setup. When encountering three-prong outlets in older buildings or those remodeled without an electrical permit, it is essential to have the electrical system evaluated by a qualified, licensed electrician.

Noticing noisy ducts when your new furnace turns on and off? Yes, springtime in New England means we've still got the heat going some days! So this can be a concern, especially if the new furnace is connected to older ducts. When furnace cycles, a new furnace operating with older ductwork can cause the ducts to flex, bang, or pop when the system turns on and off. This is because the ducts are often undersized, loosely supported, or not designed for the higher airflow and pressure of the new equipment.

Unfortunately, this flexing can loosen seams, worsen air leaks, and increase vibration and noise at registers and boots. Restricted or poorly balanced ductwork forces the furnace and blower to work harder, reducing efficiency, shortening equipment life, and creating uneven heating. Proper support, sealing, and ensuring adequate duct sizing and return air will help quiet operation and improve overall performance.

Improper Clearances for Plumbing at Radiator:
The flexible plastic (PEX) water supply lines and the ABS plastic drain P-trap for the sink are located too close to the steam radiator, actually touching the heating element in areas.

Plastic plumbing materials have maximum continuous-use temperature ratings that are often significantly lower than the temperatures generated by steam radiators.

Continued exposure to this excessive heat can cause the plastic lines to soften, degrade, or fail prematurely, risking sudden and significant water damage. The plastic drain trap assembly also poses a melting hazard, which could lead to sewer gas intrusion or leaks.

A licensed plumber and a qualified HVAC technician must review this configuration to reroute the plumbing lines and/or the drain assembly to ensure adequate and safe clearances from the heating unit, adhering to all local building and plumbing codes.

The refrigerator water supply line installation is non-standard and presents a high risk of concealed leakage and subsequent moisture damage. Because the line is plastered directly into the wall between the sink and the refrigerator, any failure or "pinhole" leak would remain undetected for an extended period, significantly increasing the likelihood of structural rot and hazardous mold growth behind the finished surfaces. I recommend that a licensed plumber evaluate the installation and reroute the line using industry-standard methods, such as a dedicated PEX or copper line with an accessible shut-off valve. This correction is necessary to allow for proper visual inspection and to ensure the system can be serviced without invasive demolition.

You can guess how bad this was. As is my usual, I worked my way through the interior of this home from the top – down, operating the toilets and sinks as per the State Standards.

Then when I entered the basement portion of this inspection I observed sewage backing up into the basement bathroom shower. I noted that the basement toilet sewage ejector pump was running continuously— and it was unusually loud. I immediately unplugged the pump, notified the buyer's agent, and ceased all water-fixture testing to prevent further overflow.

These conditions may indicate a collapsed or failed sewer system, which poses a significant health and sanitation concern. I recommended a comprehensive evaluation of the entire supply, drain, waste, and venting (DWV) system by a qualified, licensed plumbing contractor.

Additionally, a qualified licensed plumbing specialist should perform a sewer lateral camera inspection to evaluate the condition of the drain waste line from the interior of the house to the street connection.
