Here’sa quick real estate tip we’ve seen make a huge difference for families.

This may sound a little crazy, but leaving major assets—like property—directly to your kids can actually create more problems than you expect.

I’m not a lawyer, but as a Texas Real Estate Broker, I’ve seen this play out many times over the years. A lot of families choose to place assets into a trust and name their children as beneficiaries of the trust instead. When done correctly, this can help avoid probate—which can be long, stressful, and expensive.

Another smart move I see often: having a life insurance policy that can pay off the mortgage, so your kids inherit the home free and clear.

This is about planning ahead and protecting your family. If you own real estate, it’s a conversation worth having with the right professionals. Glenn and I hired an estate planner to create our irrevocable trust! Happy to share our experience if you are curious!

🏡 Attention 2025 Homebuyers! Don’t Miss This Important Step 🏡

If you purchased a home in 2025, this is your friendly reminder to file your Texas Homestead Exemption — it can make a BIG difference in your property taxes.

✅ Why it matters:
A homestead exemption can lower the taxable value of your primary residence and help protect you from large increases in property taxes.

📅 Deadline:
You must file by April 30, 2026 to receive the exemption for the year.

📍 For Eastland County homeowners:
File with the Eastland County Appraisal District.

🔗 Where to file:

You’ll need to complete the Texas Homestead Exemption Form (Form 50-114) and be sure your Texas driver’s license matches the property address.

💡 This is a one-time filing as long as the home remains your primary residence.

🌾 Eastland County Market Talk — November 2025 🏡

Real estate feels like a wild ride right now, doesn’t it? Every day seems to bring a new twist, and the market we knew just a few years ago feels like a distant memory.

So, what’s really going on? Has everything just… frozen? Well, yes and no — it depends on where you are and what you’re selling. Around Eastland County, I’m seeing things shift town by town.

Let’s look at the bigger picture:
📊 Only 2.8% of American homes changed hands in 2025 — that’s just 28 out of every 1,000 homes, the lowest turnover in 30 years. In 2021, it was 43! No wonder the market feels different.

Many homeowners are staying put, holding onto their low mortgage rates (most under 5%) while today’s rates hover over 6%. Meanwhile, home prices have surged 50%+ since 2019 — affordability is a real challenge.

It’s no wonder buyers are cautious, sellers are hesitant, and everyone’s watching the headlines. Inflation, politics, job shifts — it all plays a role.

But here’s the good news for Eastland County and rural Texas…
🌾 The land, ranch, and acreage market isn’t frozen — it’s steady. Well-located land is still selling. Demand for lifestyle properties, small ranches, and wide-open spaces continues to grow, especially with remote work and development projects expanding west of DFW.

Land is tangible, stable, and limited — always a strong commodity. ✋

So what does this mean for you?
