Mortgage rates for a 30-year fixed loan ticked up to 6.10% this week from 6.09%.

On a $399,950 home with 20% down, that means a monthly principal-and-interest payment of about $1,940 — just $3 more than last week. A year ago at 6.95%, the payment would’ve been around $2,118, and at the 2023 peak of 7.79%, about $2,301.

Mortgage rates ticked down in the final hours of 2025 as Treasury yields eased.

The average 30-year fixed mortgage dropped to 6.15% for the week ending Dec. 31, down from 6.18% the week before and the lowest reading of the year, Freddie Mac reported. At the same time last year, rates averaged 6.91%.

"After starting the year close to 7%, the average 30-year fixed-rate mortgage moved to its lowest level in 2025 this week, an encouraging sign for potential homebuyers heading into the new year," said Sam Khater, Freddie Mac’s chief economist.
