Here are some tips to consider that can help you transition smoothly into the warmer months and protect and maintain your home to reduce the risk of costly repairs.


Remove debris in your gutters and downspouts, look for cracks or damage on roof shingles and foundation. These simple checks can help you avoid a more costly repair down the road.

Get an AC tune up to ensure your system is well maintained for the summer months.

Ensure smoke detectors are working properly and get familiar with your fire extinguisher to be prepared for kitchen or grill fires.

Perform routine maintenance on your water heater and examine for leaks, check interior of house for water leaks. Consider adding simple water leak detection devices to your household loss prevention strategy.

Best time to list a home is April 13-19.

According to Realtor.com, the best time to list a home is April 13-19. Homes listed during this week sell for an average of $27,000 more than homes listed at other times. Not only do these listings sell for more, but they sell faster and attract more buyers.

"Spring is typically a good time to list your home, and at a time when policy changes and economic turning points create questions and uncertainty, it can be helpful to focus on what we do know," said Danielle Hale, Chief Economist at Realtor.com. "Very predictably, homes listed in the spring tend to be priced higher and sell faster than the average week throughout the year. While tariffs and inflation continue to be concerns that could dampen buyer and seller confidence, harnessing the seasonal trends in real estate is a proactive way to navigate what's ahead."

Interestingly, while home prices peak in late June, early spring remains the best time to list due, in part, to less competition from other listings. Realtor.com says that there are 13.2% fewer sellers on the market April 13-19 compared to the average week throughout the year.

Homeowners who get into the market early, rather than waiting for peak prices in late June, increase the likelihood of a successful close and of negotiating favorable terms.

Maryland housing sales fell 9.6% in February 2025 to 4,015 units, versus February 2024’s total of 4,442, according to the Maryland REALTORS®’ February 2025 Housing Statistics.

The average sales price rose 3.8% to $473,569, while the median sales price grew 2.3% to $409,000.

Units pending—houses under contract—dropped 9.6% to 4,939 units, while active inventory fell 10.8% to 9,331 units. The number of new listings decreased by 24.7% to 5,226 units, as well.

The 30-year fixed rate mortgage currently rests at 6.63%, the lowest it’s been since mid-December 2024.

“We are keeping a close eye exclusively on Maryland, including places with significant federal employment, and we are assessing the data represented in our February report,” said Cheryl Abrams Davis, 2025 President, Maryland REALTORS®

HOMEOWNER TAX TIPS

With tax season is right around the corner, here are a few homeowner related items to keep in mind.

Home interest deductions.
· Mortgages that closed before Dec. 16, 2017: A married couple filing jointly and single filers can deduct mortgage interest on a combined debt limit of $1 million.
· Mortgages that closed after Dec. 16, 2017: For both primary residences and second home loans, mortgage interest can be deducted on a combined debt limit of $750,000.

Property tax deductions.
You may be able to deduct up to $10,000 on a combination of state and local property, income and sales taxes. This applies to property taxes on your primary residence, a vacation home and undeveloped land.

Mortgage insurance premiums.
Depending on your income, you might qualify for a deduction if you paid for private mortgage insurance (PMI).

Capital gains tax exclusions.
Married-joint filers can exclude up to $500,000 and single filers can exclude up to $250,000 when selling their primary home, provided they’ve lived there two of the past five years.

Those are just a few of the housing-related tax laws. Please consult your tax advisor for more information on how these and other tax deductions may apply to you.
