The financial center of America is shifting south. The biggest banks in the world are packing up their NY and CA offices and heading to the Lone Star State.

🏢 Goldman Sachs is building an 800,000 sq. ft. campus in Dallas for 5,000+ employees.
🏦 JPMorgan Chase now has MORE employees in Texas (31,000+) than in New York.
🏗️ Wells Fargo just opened a $570M campus in Irving.

• Current Share: The percentage of all-cash home sales has recently been hovering around 30% to 33% of all transactions nationwide. This is significantly higher than pre-pandemic levels (which were typically below 30%).
• The Appeal to Sellers: All-cash offers provide certainty. They eliminate the risk of a loan falling through, and they close much faster—often in 1-2 weeks compared to the average 40-60 days for a financed sale.
• The Cash ‘Discount’: Research has shown that all-cash buyers can sometimes purchase the same home for up to 10% less than buyers with a mortgage, because sellers prioritize the speed and security of a cash closing over a slightly higher price.
• Who’s Buying Cash? A large segment is made up of repeat buyers who leverage the substantial equity they built in a previous home sale, as well as investors looking to snap up property quickly.

• 📈 Hawks Argue: Inflation is still stubbornly above the 2% target.

• 📉 Doves Argue: The unemployment rate is ticking up (currently around 4.4%). Cut!
