The financial center of America is shifting south. The biggest banks in the world are packing up their NY and CA offices and heading to the Lone Star State.

Here is the reality of the move:
🏢 Goldman Sachs is building an 800,000 sq. ft. campus in Dallas for 5,000+ employees.
🏦 JPMorgan Chase now has MORE employees in Texas (31,000+) than in New York.
🏗️ Wells Fargo just opened a $570M campus in Irving.

💰 The Cash Advantage: The Stats You Need to Know

• Current Share: The percentage of all-cash home sales has recently been hovering around 30% to 33% of all transactions nationwide. This is significantly higher than pre-pandemic levels (which were typically below 30%).
• The Appeal to Sellers: All-cash offers provide certainty. They eliminate the risk of a loan falling through, and they close much faster—often in 1-2 weeks compared to the average 40-60 days for a financed sale.
• The Cash ‘Discount’: Research has shown that all-cash buyers can sometimes purchase the same home for up to 10% less than buyers with a mortgage, because sellers prioritize the speed and security of a cash closing over a slightly higher price.
• Who’s Buying Cash? A large segment is made up of repeat buyers who leverage the substantial equity they built in a previous home sale, as well as investors looking to snap up property quickly.

The Federal Reserve is in a December dilemma: Hawks fear cutting too soon will reignite inflation, while Doves fear holding too long will crush the job market.

• 📈 Hawks Argue: Inflation is still stubbornly above the 2% target.

• 📉 Doves Argue: The unemployment rate is ticking up (currently around 4.4%). Cut!

Right now, the market is split almost 50/50 on whether a cut happens. This decision impacts everything from mortgage rates to hiring across the country.
