A seller once told me they were about to install a $45,000 custom kitchen before listing.

I paused them.

Not because it wouldn’t be beautiful.
Not because it wouldn’t impress buyers.

But because in their neighborhood… at their price point… buyers weren’t going to pay extra for it.

They’d admire it.
They’d compliment it.
But it wasn’t going to move the offer number.

Meanwhile?
The front door was sun-faded from Eastern Shore weather.
The foyer light fixture dated the entire first impression.
The bathrooms needed fresh caulk, updated mirrors, and a cleaner presentation.
