In Connecticut I've found the most overlooked negatively impacting home issue invloves water. Topograhy, elevations, precipitation levels, etc determine how heavily a home will be impacted. The ripple effects from seepage are enormous and quite surprisingly often overlooked. Clogged gutters alone can lead to extensive water damage when left without regular maintenance. I cite water drainage issues on a regular basis in my reports much too often. In many cases poor drainage may be doing damage that is not easily detectable (excessive moisture can turn walls black with dangerous spores hidden behind wallpaper). Moreover, the cost to remediate mold damage can be huge! So, if you haven't been taking a close look or putting much weight on water drainage and the impact of poor drainage it may be time to take a closer look.

FYI About Home Value (Dispelling a myth)

Do Appraiser's "rubber-stamp" home purchase prices? No way! There are a few realtors out there that will tell you, "the value of a home is what the buyer is willing to pay. The appraiser gets a contract and it's his job to find data to support whatever price the buyer agreed to pay." (1)

If this was the case there would be no need for an appraiser. a buyer would be able to take his contract to a bank and get a mortgage just like that.

Market value, rather, is defined in part as, “…the most probable price which a property should bring in a competitive and open market” (Fannie Mae Selling Guide). An appraiser is looking at value from the standpoint of what the average buyer would most likely pay given current market conditions – not what a single or even a select few are willing to pay.

(1) Realtors are not appraisers and cannot legally provide you an independent valuation of your home (unless it's pursuant to obtaining a listing to sell it).

A Summary Of My Experience Appraising Homes Throughout The Current Housing Market Crisis (providing appraisals for mortgages to people who can't afford them).

The human mind is so predictable. boringly so. I'm so tired of hearing people explain away or point their finger at all the corruption that exists in our society. poor blame the rich, rich blame the poor, and many blame the government. its to the point of ad nauseum. But, I share the fear and concern we all have for the future of our nation. As a Real Estate Appraiser (relying heavily on mortgage origination for my income over the past 20 years) every aspect of my daily work routine today has been impacted by the recent housing crisis and subsequent changes brought on by the Dodd Frank Amendment. From my experience the turn of the century quest to provide low income family home ownership has produced minimal results at best for those it was intended to help. The negative ripple effect of this continues to this day (8 years later) with the announcement this week of the bankruptcy of Deutsche Bank. I can tell you with 1st hand experience how I struggled through the now defunct "affordable" or deferred interest mortgage years. these were the dark years of my career. the corruption existed on every level as much amongst the poor as it did the more affluent bankers. Attempting to navigate through the never ending shark infested stream of mortgage brokers was hell. It was the constant attempt to coerce a predetermined appraisal result that was difficult to fend off (we relied on the mortgage brokers for our appraisal work back then- Dodd Frank ended this corrupt practice). On the other hand the spike in real estate values which resulted in new owners refinancing multiple times was difficult to handle as well. Instead of converting the new found equity into long term stable fixed rate mortgages to provide financial stability they used the money to line their pockets. I saw the big screen tvs and swanky new cars purchased from all that cash out refinancing. They would lie to my face about required owner occupancy as I entered the sc****ly furnished home. Then lie again a month later when I appeared to appraise a different home they purchased (110% financed) and were attempting to cash out on. It was a windfall for the poor as well as the rich. The moral to this story is you can't provide homes to people that can't afford them. It turns out to be a major fiasco at an enormous cost to tax payers. The truth is we didn't fail because of the rich, the poor, or the government. We failed because of the people. Greed, like aggression is a human instinct. Any policy that doesn't take this into consideration in the future is doomed to fail.
