One of our project sites that MBL Land Development & Permitting, Corp. performed Land Surveying, Site Civil Engineering, Permitting and Construction Phase Services for.

- FreezPak Logistics has officially opened its temperature-controlled logistics facility at 1151 Innovation Way in Fall River, to serve the greater Boston area and New England.

The company said the site supports its Northeast expansion and its wider plan to build a coast-to-coast cold storage network in the US.

The facility provides up to 12,789,000 cubic feet (approx. 362,144 cubic meters) of temperature-controlled capacity. FreezPak said the site is designed to meet demand for cold chain infrastructure in New England and the broader Northeast corridor.

Services at the site include cold storage, container plugin, crossdocking, container unloading, transportation, repacking, ecommerce fulfillment, customs bonded services and USDA/FSIS inspections. According to the company, the location also offers access to the port and major highway corridors linking Boston, Providence and other markets.

FreezPak said the facility will support import/export and supply chain operations for food distribution, pharmaceuticals, seafood and other perishable goods. The Massachusetts opening follows recent launches in Jacksonville, Florida, and Los Angeles, California, and adds to the company’s sites in Chicago, Illinois, Houston, Texas, Philadelphia, Pennsylvania, Suffolk, Virginia, and multiple New Jersey locations.

One of the 4 lots at this location on Innovation Way, Fall River and Freetown MA that MBL Land Development & Permitting Corp provided Land Surveying, Site Civil Engineering along with Federal, State and Local permitting.

- A massive new building is rising at 1151 Innovation Way in Fall River. The new 147,500 square foot FreezPak cold storage facility is taking shape in the far north end of the city. The anticipated completion date for the project is March of 2026, which sits across the street from Amazon.

In November of 2024, VMD Companies LLC., sold a 16.3-acre lot to accommodate the new cold storage facility development at the Innovation Way Industrial Park to FreezPak Logistics, a national cold-storage third party logistics company.

VMD Companies purchased the 147-acre industrial park property at 857 & 1151 Innovation Way in 2023. The price for the sale of the building lot to FreezPak was $10.75 million.

VMD will retain the balance of the project that will accommodate an additional 700,000 square feet of development spread among the remaining buildings and lots.

The project adjacent to Route 24, is designed to accommodate and be home to a host of business uses such as cold storage, logistics, and manufacturing.

VMD is in discussions with prospective companies on a build-to-suit basis.

“Innovation Way and the Southcoast market has quickly become a primary target for cold storage in the Greater Boston market,” said Phil Down, chief executive officer and cofounder of VMD Companies.

“We are thrilled to welcome such a reputable company as FreezPak into the park to kick off this development and are equally excited about what the future holds for the balance of the project,” Down said. “This is the first phase of what is to become an economic engine within the market offering modern amenities for growth-oriented companies.”
