I hear this every September. The buyers who actually get there started before the urgency hit.

Pre-approval: up to two weeks. Search: two weeks to two months depending on inventory. Under contract to closing: 30 to 45 days on average. That is 60 to 90 days minimum — and that assumes nothing slows you down.

If your goal is a holiday move, you needed to start last week. The next best time is right now.

Most buyers think the process takes about a month. Start to finish, it is closer to 60 to 90 days — and that is when everything goes smoothly.

Pre-approval alone takes one to two weeks if your documents are not ready. Search depends entirely on inventory and how specific your criteria are. After an accepted offer, the lender typically needs 30 to 45 days to close.

If you have a move-in date in mind, start counting backward from it now. A holiday move means starting in September. A January close means getting pre-approved this week.

It is not when the offer comes in.

It is not even at the closing table.

The moment sellers realize their agent earned it is usually in the middle of something messy: an appraisal that came in $20,000 low, an inspection report the buyer’s agent is using to renegotiate everything, or a buyer who goes quiet for three days and everyone is wondering if the deal is falling apart.

An agent who knows what they are doing does not panic in those moments. They know which fights are worth having, which credits make sense, and how to keep both sides at the table.

That is the skill. Not the sign in the yard.

Spring buyers competed. Fall buyers negotiate.

The buyers who showed up in February were fighting over every decent listing. Multiple offers, waived contingencies, offers over asking. Some of them won. Many did not.

Fall looks different. Sellers who have been on the market since spring are done waiting for a perfect offer. New listings coming on in September have a holiday deadline in mind. And most casual shoppers have already stopped looking.

You are not competing with a crowd right now. You are negotiating with a seller who needs to move.

You are not just touring a house. You are gathering intelligence.

Most buyers walk through an open house like they are browsing a store — they notice what is pretty and ignore what actually matters. The buyers who make smart decisions treat it like a preview inspection.

They check what is not staged. They ask what is not volunteered. They look at the things the seller could not prep.

My advice: I see many buyers wanting to see five or six homes in one day! By the end of the day you have forgot what the first three homes look like - take pictures because what you see in person and what is shown online can be very different.
