Fall in Wisconsin is tough to beat.

Cool mornings, football, and probably a few more rounds of golf if the weather cooperates.

My favorite part is football in the early fall. Once we get closer to Halloween, that usually changes to hunting season.

A house is square footage, bedrooms, bathrooms, and a piece of land.

A home is something different.

It's where the kids drop their backpacks.
Where the dog somehow takes up an entire couch.
Where everyone ends up standing around the kitchen even though there are perfectly good chairs ten feet away.

"Nobody buys houses once summer is over."

I hear some version of this every year.

People buy homes in September.
They buy them in November.
They even buy them when there's a foot of snow on the ground.

There may be fewer buyers and sellers as we head into fall, but the people who are in the market tend to have a reason for being there.

If the timing makes sense for you, you don't have to wait for spring just because the calendar says so.

If you're looking at rural property this fall, don't just walk the house... Walk the land.

Look at access, neighboring properties, terrain, field edges, water, existing trails, and where you'd actually put a stand or food plot.

Acreage on paper and useful acreage aren't always the same thing.

That's one part of a showing I'm always happy to spend a little extra time on.
