Some of you know me as the real estate guy.
What you may not know is that before I was opening doors to houses, I spent a lot of years opening walk-in coolers. 😂
I was a chef for a good chunk of my career, and while I don’t cook professionally anymore, I still like getting back in the kitchen. So I figured it was time to bring a little of that part of my life onto this page.

Introducing:🍲 RECIPE TIME 🍲
Every so often, I’m going to share one of my favorite recipes(the stuff I actually make at home). Nothing overly fancy, nothing that requires tweezers to plate, and probably nothing served on a smear of something.
Just good food.
Some will be old favorites from my restaurant days. Some will be things I’ve seen on the internet and just used it as a template for my own whimsy. And some will probably be recipes that start with, “I had this in the fridge and needed to use it.”

I just figured we could take a break from interest rates and home inspections once in a while and talk about something everybody can agree on: Food.
And if you want to keep seeing these posts, do me a favor and give this one a like. It tells the algorithm, “Yep, I’ll take more soup and fewer sales pitches.” 😂

❌You do NOT need to get your house “ready” before talking to a Realtor.💯

Actually, I’d rather talk to you before you start spending money.
That old carpet? Maybe replace it. Maybe don’t.
The dated bathroom? It might bother you more than it bothers a buyer.
Paint the whole house? Probably not necessary.
New countertops? Depends.

There are improvements that can help you sell and there are improvements that just help the next owner get a nicer house on your dime.
If selling sometime in the next 6–12 months is even a possibility, start with the conversation.
Then make the list.
That order can save you a lot of time, money and unnecessary trips to Menards. 😂

September is actually one of the best times to start planning a spring sale.

Not because you need to put a sign in the yard tomorrow, but because the homes that look “effortlessly ready” in March had somebody making a list in September.

🍂 Take care of exterior projects before winter
🛠 Knock out the little repairs you’ve been ignoring
📦 Start thinning out closets, storage rooms and the garage
🎨 Figure out what is actually worth updating — and what isn’t
💰 Get an idea of what your home could realistically sell for

Six months sounds like a long time.

It goes pretty quick when half of it is a Wisconsin winter.

If selling in 2027 is even somewhere in the back of your mind, now is a pretty good time to start the conversation. No sales pitch. Just a plan.
