Labor Day means something different depending on who you ask. For a lot of folks around Eau Claire, it's the last cookout of summer. For others, it's a rare day off after a year of showing up for the rest of us.

So today's a thank you. To the nurses, the contractors, the teachers, the first responders, the small business owners, the people who keep the Chippewa Valley running when nobody's watching.

Helping an aging parent downsize isn't really a real estate project. It's a relationship project that happens to involve a house.

If you're an adult child in the Chippewa Valley trying to figure out where to even start, here's the short version. Your job isn't to become a Wisconsin real estate expert overnight. It's to bring in the right people, in the right order.

That usually means some combination of an SRES-designated agent (that's me), sometimes an elder law attorney, and sometimes a move manager. Each one handles a different piece. Power of attorney alone doesn't automatically let you sign real estate paperwork either, it has to specifically grant that authority, and there are recording steps involved before it's usable.

This week's blog post is covering all of it. When to start paying attention, who handles what, what most families don't know about the paperwork side, and how to coordinate the whole thing if you live outside the area.

Ever wonder what happens during a home inspection? It's not just someone walking around with a flashlight for an hour and calling it good.

A typical Eau Claire-area inspection runs 2 to 4 hours and covers the structure, roof, electrical, plumbing, and major mechanical systems. All done by a Wisconsin licensed inspector following the state's Standards of Practice.

Here's what catches a lot of buyers off guard, though. Radon testing has its own separate contingency built right into the offer to purchase. Lead paint and well or septic testing come through completely separate addendums. None of it happens automatically, so you need to know what to ask for before you're already under contract.

I put together a full breakdown covering what's checked, what it typically costs in this area, and what actually happens if your inspector finds a problem, including how Wisconsin's Notice of Defects process works and why it's different from just asking the seller to fix things.

June was the busiest month the Eau Claire area housing market has seen all year.

Homes sold jumped 34% from May. The average time from listing to closing dropped from 80 days to 66. And prices held steady at $340,000, the same median as May.

That last part matters. A sales surge without a price spike tells a different story than most headlines would have you believe. This isn't a market getting more expensive overnight, it's a market moving faster.

The $200,000 to $500,000 range is where things are tightest right now, just 2.6 months of supply over the last three months. If you're shopping in that range, be ready to move when the right home shows up. If you're above $500,000, there's more breathing room on both sides.

More sales. Steady prices. That's June in one headline.

Homes sold jumped 34% from May across Eau Claire, Altoona, and Chippewa Falls. Homes are also closing 14 days faster, 66 days versus 80 in May. But the median sale price didn't move a dollar, still $340,000.

More buyers didn't mean higher prices. It meant a faster market.

If you're buying, that speed matters. Get pre-approved before you tour, not after. If you're selling, three months at 100% of asking says it clearly, price it right and it sells.
