The house did exactly what it was supposed to do.

It held the holidays, the arguments, the first days of school, the graduations. It was the right house for a long time. And letting go of it — even when you know it's time — is genuinely hard. That's not something to push past. It's something to sit with.

I ask some version of this question in almost every seller conversation I have — and the answers are always different.

Some people say pricing. They've watched their neighbors sell and they have a number in their head, and the idea that the market might say something different is hard to sit with.

Some people say the emotional side. The house where everything happened. The one that's too big now but still holds twenty years of memories. Letting go of that isn't a transaction — it's something else entirely.

Some people say the prep work. The decluttering, the repairs, the staging, all of it happening while you're still living there. That part is genuinely exhausting.

The May 2026 real estate numbers are in for Eau Claire, Altoona, and Chippewa Falls. And like most months, there's more to the story than the headline.

Sales were up 12% from April. New listings dipped. Homes are still selling at 100% of original asking price for the third straight month, matching May 2025 exactly.

The median sale price jumped to $342,500, but that's almost certainly a mix-shift issue, not a sudden price surge. The top sale of the month came in at $1,593,000. In a market this size, a handful of higher-priced closings moves the median. The 8.7% year-over-year increase is the number worth paying attention to.

What's actually happening by price range: the $200K–$300K band is the most competitive in the market right now, with under 2.5 months of supply. The $300K–$350K range is softer than the overall numbers suggest. And in the $400K+ range, active listings are showing more price reductions than the closed data reflects yet — something to watch over the next 60–90 days.

Renting isn't a bad decision. For a lot of people it's the right call at the right time.

But at some point the math starts to shift. Every month you write that rent check, your landlord's mortgage gets paid down. Their equity grows. Their asset appreciates. Yours doesn't.

In the Chippewa Valley right now, there are homes available in the $220,000–$285,000 range. At current rates, a monthly payment on a home in that range is often closer to what people are already paying in rent than they expect. And every payment builds equity that belongs to you.

Flag Day is today — and most people don't know it started right here in Wisconsin.

On June 14, 1885, a 19-year-old schoolteacher named Bernard Cigrand placed a small 38-star flag in an inkwell on his desk at the one-room Stony Hill School in Waubeka, Wisconsin. He asked his students to write essays about what the flag meant to them.

That was the first recognized observance of Flag Day in the country.

Cigrand spent the next 31 years campaigning for a national holiday. President Woodrow Wilson issued a proclamation in 1916. Congress made it official in 1949.

One teacher. One classroom. One small Wisconsin town.

Lakefront property in northwest Wisconsin doesn't have one price. It has a range — and where you land in that range depends on the lake, the lot, the home, and how motivated the seller is.

Here's what the data actually shows from the last six months. (source: Realtors Association of Northwestern Wisconsin)

Across the broader northwest Wisconsin market, 186 waterfront properties sold. The median sale price was $433,500. The most active price band was $300,000–$500,000, where 80 of those 186 sales landed. Above $750,000, sales thin out quickly — 19 total in six months across the entire region.

Closer to home, Lake Wissota in Chippewa Falls is the most relevant lakefront market for buyers in this area. Seven waterfront properties sold on Wissota in the last six months, ranging from $359,000 to $1,432,557. Median sale price: $480,000. There are currently 10 active listings ranging from $368,900 to $999,000 — with a median list price of $709,900.

That gap between what's selling and what's listed is worth paying attention to. Sellers are pricing optimistically right now. For a prepared buyer who knows the market, that creates room for a real conversation.

If you're thinking about what comes next after the larger family home, you've probably heard about condos. Maybe townhomes. But there's another option that doesn't always come up in the conversation — the twinhomes.

A twinhome shares one wall with a neighboring unit. That's it. Everything else — the entrance, the yard space, the feel of it — is its own. No shared hallways, no building elevators, no common spaces. Just a home that happens to have a neighbor on one side.

A lot of twinhomes in this area are one level and have a zero-entry, which makes them worth a look for anyone thinking about aging in place. Right-sized for one or two people. Easier to manage day to day than a four-bedroom house you're only using half of.

Is it for everyone? No. The shared wall is real and it matters to some people more than others. But if you haven't considered it, it's worth understanding what's actually out there before you decide.

That's exactly the kind of conversation I have with clients who are figuring out what the next chapter looks like.
