Hey guys! I am on a committee for a charity that I am working with, Beyond Uganda . Riley (my oldest daughter) and I will be going on a mission trip in July with this organization. In March, they are starting to build the water wells for a village so that they can have clean water. Last year before they brought clean water to the village, they had 2 children die a week due to water contamination. 7 million people in Uganda do not have access to clean water. *Off Market*

A lot of new investors keep telling me that they cannot find cash flowing properties

When I ask them where they are looking for investment properties they keep telling me on zillow or through their agent.

Although using an agent is recommended and finding a property online is doable, today's market makes it very hard to find a property that has cash flows. Your deal flow cannot only come from on market deals. You have to put in a little extra work and find off market properties or properties that aren't even for sale at the moment.

Get creative.

Work hard.

Do what others aren't doing.

And then, you will find (create) what you are looking for.

Garage conversion!

We turned this carport garage into a bunk room with a bathroom for our new buyers for their grandchildren 🥰

I love turning old things into something beautiful. My heart is full thinking of those grand babies running around and sleeping sound at their grandparents lake house. ❤️

You win some, and you lose some!

I love real estate and am committed to the game. But I want all new investors to know that there are challenging days too.

I received this text from my realtor Saturday. This text means that the houses we had under contract, (that were a great deal!) are no longer under contract (my choice).

The inspection came back really bad, and the owner would not turn on the electric and water after 2 times of notifying them.

We lost the inspection money 🤢 but we got the earnest money back. At the end of the day, I’d rather lose money in an inspection than buy a terrible investment.

The Weekend Warrior

When most people see this photo they see those 3 beautiful innocent faces of my children. They see all the love in those snuggles from a momma and her babies.

I want you to see the exhaustion on my face. The coat that wasn’t hung up. The business attire I’m still wearing from just a few minutes earlier in the car from my commute.

Every Friday after work I would pile up with my kids as soon as I walked in the door. No school the next day. No rush. No work the next day. No homework. No bedtime routine rush.

I was living for the weekend.

A weekend warrior

A mom who just wants to see her kids more than 2 hours a day

And finally I decided, enough is enough. My purpose in life is not to climb the corporate ladder and be away from the people I love the most. What was I doing?

In posting this I hope that I inspire and give courage to any Mom who is feeling the same as I was in this picture. There is another way. It just might be a path you didn’t plan for. And that’s okay.
